What is a Lodger Agreement?
To start your tenancy on a sound legal footing, you'll need an up-to-date contract signed by all parties: landlord, tenants and guarantors. The standard contract-type for residential tenancies with live-in landlords are Lodger Agreements.
Lodger agreements are governed primarily by common law rather than specific statutes like the Housing Act 1988. A lodger is typically someone who lives in the landlord’s main home and shares living space, such as a kitchen or bathroom. Although lodger agreements tend to look broadly similar, there can in fact be quite a lot of variation in language and structure.
