A HMO Floor Plan is an integral part of the HMO licence application. It must detail room dimensions, identify the location of any smoke detectors, fire doors and escape routes.
Fire Safety Risk Assessment
Fire risk assessments are a legal requirement in the UK. If you are the responsible person for a building or property, you must carry out a fire risk assessment to identify and assess the fire hazards in your property and put in place measures to reduce the risk of fire.
Fire Alarm Certificate
A fire alarm installation certificate is essential for HMO properties. This certificate confirms that the fire alarm system has been installed correctly and meets the required standards. Regular testing and maintenance are also necessary to ensure the system remains functional.
Landlord Accreditation Certificate
Landlord accreditation schemes provide training and professional development for landlords, and help raise standards in the private rental market. Depending on the local authority you may be eligible for a discount on licence application fees if you have a Landlord accreditation certificate.
DBS for the Licence Holder
In order to complete a licence application for either a HMO licence or Selective licence you will be required to complete a "Fit and Proper" declaration. Some Local authorities use Disclosure and Barring Service (DBS) checks to ensure that potential license holders are "fit and proper". This means they have integrity, good character, and are not a risk to the safety of the people who live in the property.
Emergency Lighting System Test Certificate
Emergency lighting is mandatory in HMOs with five or more occupants. An emergency lighting certificate confirms that the lighting has been installed by a qualified professional and meets safety standards.
