Incredible sun-trap house sitting just off Glasgow Green in the Homes for the Future development. An "upside-down" house with the living spaces on the first floor, this features a huge picture window looking onto a green courtyard. Seconds from Glasgow Green, and a short walk from Merchant City, this is a small oasis next to the heart of Glasgow City.
The living area is a large 4.6m x 4.8m, with high 3m ceilings. The window is over 10 square metres, and keeps the space bright all year round. The dining area holds a 4-seater table, and the galley kitchen has a Samsung fridge freezer, a washer dryer, and a Smeg hob, oven and extractor fan. There is also currently a tabletop dishwasher, which we'll probably buy from the departing tenant.
Downstairs are two bedrooms, one 3.38m x 3.42m (with a small cut-out for the door), and the other 3.44m x 2.6m, both with built-in wardrobes. The bathroom features a side-fill bathtub and overhead shower, all supplied by a recent Worcester Greenstar boiler. Heating is controlled by a Nest smart thermostat, and the house has double glazing throughout and a C energy efficiency rating. Council tax band is E.
There is also a single garage (access from the back of the house), with a remote controlled door. Property is offered part furnished - there's a sofa (pictures to come), TV and dining area upstairs, and the departing tenant is happy to sell the beds downstairs - we can discuss/facilitate if that would be useful. Owner-managed - no letting agents to deal with!
2 month's deposit, some flexibility on this subject to references.
I try to just do 5 or 6 viewings to save from wasting people's time - please say something about yourselves rather than just asking to view, as we usually get dozens of viewing requests, so have to turn a lot of them down. Very happy to answer questions before the viewing too!
