Newly renovated one bedroom flat in Whitstable, very well presented throughout in neutral decor. The flat is close to the train station, the town centre, the beach and Tankerton! It is a bright, spacious apartment.

The front garden has a bench to sit on and hedges that blossom in Spring and around February. The apartment has its own access and the front door opens into the corridor and wooden floors welcome you throughout into the front room. The front room has bay windows with seating and storage space underneath. It also has a cosy and functioning DEFRA approved wood burner. The wooden floors carry on into the spacious double bedroom, with USB sockets - so you dont have to remember to take your charger to bed!
Slate tiles take you into the bathroom with a larger than normal bath, that also functions as shower (powered by the boiler, not electric). The same tiles decorate the large kitchen, big enough to accommodate a table for 4.

The kitchen has wooden countertops, an integrated dishwasher and an integrated washer-dryer, a large fridge, several cupboards and smeg oven and gas hob. All electrical appliances rate at least A in energy efficiency.

A new combi boiler was installed in 2019, and new radiators and heating pipes were installed in 2017. The apartment is double glazed throughout except the front room, which retains the original windows and has secondary glazing - that works just as well as double-glazing!

I bought and decorated the apartment to live in it myself, so it has been done with quality in mind. The décor is neutral with white walls everywhere.

The apartment can be rented furnished or partly furnished, up to you!

People do like it and it has a nice feel to it, so if you are looking for a homely home, do come take a look ☺

I will do things properly in terms of legality, this means:
- I will do credit and reference checks
- I will ask for a deposit equivalent to 1 months rent and put in the appropriate tenancy deposit scheme- I will do an inventory of the place, with photos, to cover both of us- set up an assured shorthold tenancy agreement.
In exchange, I will ensure that you:- have the appropriate gas safe certificate, which will be renewed as needed- have the required EPC rating very soon- have the rent guide as required by the government.
I just like to do things properly and honestly, so we know where we stand and we are both covered.
Bills are not included, so you will need to pay council tax (£90 single occupancy or £120 multiple occupancy per month), electricity and gas (roughly £50 per month) and water bills (ca. £20 per month), and of course broadband if you want it. 
I would like to access to the place every few months to check it is OK, the first time after 3 months and then every 6 months, with prior arrangement between us of course. It also gives you an opportunity to say if anything is not right! 
I would also like to be able to send a gardener - or do it myself - every now and then to attend the plants in the front garden and tidy up as needed. Recurrence to be agreed between us.
