I own a two double-bedroom flat, a 5 minute walk from Wembley Park, which I am moving out of and renting out. This is my first home, I have lived here for 4 very happy years, and I have refurbished it extensively to a very high standard. There are flexible options for furnished/ unfurnished with the existing furniture which we can discuss.
Currently the move in date will be approx mid September, as we are waiting for a sale to go through (chain free).
The rooms are sizeable, and have both been lived in as double rooms previously. The master bedroom has two inbuilt wardrobes and a small private balcony overlooking the park. The second bedroom is still large (3.7x2.7m)- the sofa bed is a double size and the room used to have a double bed with enormous wardrobe and chest of drawers in there before my flatmate moved out. The living room/kitchen is spacious (5x5m) and has a balcony big enough for an outdoor sofa and furniture. There is a large storage cupboard in the hallway.
The total rent for the flat is £1550 pcm plus bills, it can be a couple who rent out the whole flat. If it will be 3 people (a couple plus a single) then the rent will increase slightly, which we can discuss. I have split the rent as 825/ 725 but this makes no difference to me if two people want to change that, as long as the total comes to 1550. Deposit will be 1 month's rent which I will do through a third party as normal. Reference checks are an additional £30pp.
The water bill is included in the rent price, and for us (a couple) the remaining household bills (council tax/ electricity/ TV license/ internet) come to £280PCM with no holding back on the heating.
All white goods in the kitchen except the fridge have been replaced in the last 4 years (freezer/ dishwasher/ washer dryer (LG- nearly brand new)
We love the area so much that we are upsizing but staying local. The flat overlooks Chalkhill Park, and is right next door to an enormous 24 hour Asda. Fryent Country Park (huge protected open space) is also a 10 minute walk away. There is a Boxpark, and loads of restaurants and bars next to a designer shopping outlet a 10 minute walk away. We are a 5 minute walk from Wembley Park station.
Pets will be considered but on a case by case basis.
The heating is electric heaters but there are apps so you can control this from your phone.
Parking is available in painted bays along Wellspring Crescent next to the block (not an allocated bay but with residents permit on event days) and we have never had an issue with parking.
There is very little neighbourly noise between flats; there are no neighbours to the side, only up and down, and the flats are very well soundproofed. We are classical musicians and have not had one noise complaint of practicing in the 4 years we have lived here.
We love this flat and are only moving to upsize, otherwise we would have stayed here happily. We would like people to rent it who will take care of it and call it their home.
