The flat is on the 2nd floor of a very quiet, clean, well managed private block, with an allocated parking space, security door entry system, plenty of HD CCTV cameras, door intercom and a modern, reliable lift.

It is dual aspect, has great views over the countryside to the Lea Valley 2012 Olympic Whitewater Centre from the lounge and bedroom. The flat is the larger of two styles in this block, with half of the flats being smaller studios. Being a one bed apartment, it has a window in the kitchen and also has a light and airy bathroom with frosted window. The windows are all recently replaced and double-glazed. The smaller studio flats in this building have no windows in the kitchen or bathrooms.

The apartment is only 7 minutes walk to Waltham Cross train station (with links to Stansted Airport, London Liverpool Street and Tottenham Hale underground), 10 minutes walk to Waltham Cross bus station and shopping centres as well as being under 5 minutes walk to the White Water canoeing Centre and the Lea Valley Park. It's also less than 2 miles to the M25 Junction 25 (A10) and the huge Sunset TV & Film Studios currently being built.

This lovely flat had a little minor refurbishment in the spring of 2023, just before the current tenants moved in, consisting of new electric heating, lighting, switches & sockets etc. It has recently been painted throughout, upvc double glazing upgraded not long ago, and the communal areas of the building were painted and decorated in the past few years. The heaters in the lounge and bedroom come with a remote control, and can also be App controlled from your mobile phone if you put WiFi in the flat - so they can be turned on/off and the temperature raised and lowered - all remotely. The newly installed bathroom fan heater also has a remote control, so you can turn the heat up from the comfort of your bath. All lighting is LED to keep your energy costs to a minimum.

The flat actually requires very little heating, which is all electric. Electricity is via a smart meter, with usage display in the hallway. The hot water is on a timed immersion heater too, so there are no gas bills. The rent also includes the water rates, so there are no water bills either.

You will be dealing with a professional and reputable landlord (an accredited member of the NRLA – the National Residential Landlords Association) with over 24 years experience. We also have several other happy tenants living in the same, and neighbouring blocks. We don't charge prospective tenants any admin or reference fees etc.
