Bishops Court - A small, modern two bedroomed semi-detached house in desirable St. Marychurch 
In the 1990s an original Victorian villa was converted and extended into 8 attractive apartments and a pair of new semi-detached houses were also built in a quiet location at the rear of the site. The house is modern, well designed and in immaculate condition. Located just a couple of hundred yards level walk to small Sainsbury's and Co-op supermarkets and the St Marychurch shopping precinct, which is mainly pedestrianised and full of small independent shops and cafes, including a butcher, a baker, a fishmonger, greengrocer and pharmacy (Boots) and a Post Office. Babbacombe Downs and Oddicombe beach are less than half a mile, just a few minutes walk. There are several bus routes passing the Bishops Court development and this house is set a long way well back from the road in a quiet location. 

Our last four tenants have been retired folk wanting to settle in Torbay and looking for a good base to live in whilst they searched for their ideal home in a relaxed way. All of them managed to find their forever homes, some in the minimum period of tenancy for this house (6 months) whilst others took 18 months or more to do so. All of them found that ideal home hunting was easier when they were already resident in the area and there was no pressure to find and decide on which house to buy before they had got to know the area. Of course, this house is also available to folk who are happy to rent it well into the future.

Whilst not a retirement development, most of the the residents in this development are leaseholders (owner-occupiers) and are older people of working age or retired. The community of owners has set a rule which does not permit pets which may cause noise or disturbance to other residents in the development - so dogs are out as are wandering cats. House cats OK, tropical fish or budgerigars OK. 

Due to the older age profile of  residents in this development, we do not think this property is suitable for families with young children and we anticipate that our new tenants will probably be at least 35 to 40 years of age or over (there is no precise age requirement but we are looking for tenants with a quiet lifestyle likely to fit in well with the small community of residents at Bishops Court).


Applicants will have to pass Referencing for the tenancy to proceed and will need to have an annual combined gross income of at least 30  times the monthly rent to do so (£29400 or more) and have good debt and credit histories. Applicants who are dependent on benefits will not pass referencing.

This property benefits from an allocated parking space and there is also visitor parking available. The house is offered unfurnished. 

Description:  The house looks out towards the south and south east across the car parking area and gardens of Bishops Court and is well away from traffic on St Marychurch Road.

Ground floor:
Once through the front door, there is a long hallway. On the left hand side is the kitchen, which is 10 feet long by 5 feet wide and has a good range of worktops and fitted cupboards, an electric cooker (with hob and oven), the gas central heating boiler is concealed within a wall mounted cupboard and there is space for an under counter fridge and a space and plumbing for a washing machine or dishwasher. There is a window above the stainless steel sink.

At the end of the hallway there are stairs to the first floor (unusually wide for a modern house) and another short length of hallway to the living room, which measures 16 feet 7 inches by 9 feet 7 inches and has a double glazed window on the front elevation of the house and large double glazed patio doors on the side which open on to a paved and sheltered courtyard - an ideal spot for a coffee or tea in good weather. There are telephone and tv aerial points. Both the window and patio door are fitted with vertical blinds.
In the hallway there is a useful under-stairs storage cupboard with electric light.

First floor:
Upstairs there is the main bedroom, a double, which is 9 feet 10 inches long by 9 feet 7 inches wide. These measurements do not include the large built in wardrobe which extends to most of the length of the bedroom and is 2 feet 4 inches in depth and has 3 large sliding doors. The wardrobe is fitted with a mixture of shelves and full length hanging space sufficient for a generous clothes collection. The bedroom has a double glazed window on the front elevation of the house.

The second bedroom is a single, ideal for use as a guest bedroom or could be used as a study or hobbies room. It is 13 feet long by 6 feet 3 inches wide. The double glazed window is on the front elevation of the house.

The bathroom is fully tiled and is fairly recently refurbished. It has a full size bath with shower over and a shower screen. There is a pedestal washbasin and w.c. The bathroom has a double glazed opening window on the side elevation of the house.

On the landing there is an airing cupboard with its own mini-radiator.

The house is carpeted throughout except for the kitchen and bathroom which have vinyl tile effect floor covering.

All rooms have radiators from the gas-fired combi boiler in the kitchen. Nearly all the radiators have thermostatically controlled valves and there is a wireless remote thermostat/controller in the living room. All windows are UPVC with double glazing.

The Council Tax band is "C" which reflects the quality of the house and the development it sits within in St Marychurch.
