I am looking for someone who is tidy and will look after this clean flat LONG TERM  who receives Universal or Housing Benefit and is OVER 35, as the LHA (Local Housing Allowance with currently pay £395 all the rent). LHA is increasing from April 2024 so the rent will increase to £495 in line with LHA. This will not cost you a penny as the DWP/ Council will pay the full £495 from this point on.

YOU WILL NEED TO PAY THE FIRST MONTHS RENT ON COMPLETION OF THE TENANCY AGREEMENT AND WHEN YOU GET THE KEYS. I ALSO TAKE A FURTHER MONTHS RENT IN ADVANCE AS A DEPOSIT BUT THIS CAN BE PAID IN INSTALMENTS IF IT HELPS. By the time the next months rent is due the claim will be up and running.

Available immediately this is a renovated 1 Bed Studio Flat with garage and porch comes with decent appliances (2.5 years old) - Cooker , Washer and Fridge Freezer. It benefits from being an end flat in a small block of 3 so there is only one other flat connected to the right side (no one above and your large garage is below). i.e. very very quiet

It has a small separate kitchen, a decent sized bathroom with a shower, (brand new) toilet and wash basin and a large living area. It also has a new £700 storage heater. It also has a (brand new) solid wood front door with its own porch  ( lockable glass sliding door) where the washing machine lives.

The downside is the estate looks very run down from the outside (although not as bad as the old google maps photo) YET IS QUIET AND SAFE. Renovations to the whole exterior of the estate have already started on most blocks; On this small block (of 3 flats)  the exterior steps and railings have just been completely refitted in stainless steel at a cost of nearly £10k (see pic). We have also had new auto sensor lighting put on both sets of stairs (either side) and all along with back walkway

The upside is 4 decent landlords now own all the internal flats on the estate so despite the exterior looks it is very safe and quiet.

The location its self is superb. 15-20 mins walk into dudley centre yet only 15 minutes walk into Oldbury. 10 mins from a Tesco extra and right on the major bus routes ....5 minutes by car onto Junction 2 of the M5

The flat has recently passed its EICR, electrical certificate and also have an EPC cert rated E
