£375 per person per calendar month (not including bills). No agency fees.

The contract will be for 12 months starting 1 July 2024.

Conveniently located near to Portswood including the large Sainsbury’s and excellent transport links. It is very close to the foot bridge to St Deny’s station and all the bus routes on Portswood Road and is a short walk to the university.

There is also plenty of parking both on the drive way and on the road (no parking restrictions). It also has a brick built garage for storage of bikes etc.

The kitchen is modern with tiled flooring. It has a washing machine, a tumble drier and a dishwasher. It also has two large fridge freezers and loads of storage space. The kitchen is open plan to a communal area with a sofa, chair, tv and dining table.

The upstairs bathroom has a bath with shower over, together with a sink and toilet.

Downstairs has a shower room and a separate toilet room with sink. I am in the process of getting quotes to redecorate this room.

The bedrooms are furnished with double beds, wardrobe, drawers and desk.

It also has a nice sized lawned garden at the back – ideal for summer BBQs.

As you would expect, the house has interlinked mains powered smoke/heat alarms as well as Gas and electricity safety certificates.

The whole house has double glazing (installed 4 years ago) and has gas central heating. The roof and walls are all properly insulated to modern standards.
Come and see the property and ask the current tenants how they have found the property (and their landlord) during their tenancy. One has been here for 3 years!

The rules:
Not too many. But: No smoking inside the house. If you enjoy a smoke and the rain is pouring down, the large garage will provide adequate shelter and has both light and electric sockets. Also, no couples can share a room (the licence conditions mean no more than 6 tenants are allowed in total).

Deposit of 1 months rent is required– which will be paid into the government deposit protection scheme. Guarantors required for each student. No fees to pay. I have let this house for 9 years and so far nothing has been deducted from any deposits and there has been no need for the guarantors to do anything.

Reasonable, easy to contact landlord in case any issues arise. WhatsApp / facebook groups with all tenants to help with communication.
