- If you are two people + baby, I believe the flat will not give you the space you need to be comfortable, you will not be happy there, so I will reject your enquiry

- Tenants must be full time permanent workers who can pass Experian Tenant Referencing (employer and previous landlords will be contacted as part of this process for referencing), this is a requirement of landlord protection insurance and unfortunately this the only profile of tenant that my insurance is valid for
- To pass referencing you will need good credit history, electoral roll history, and pass affordability checks (income around £30k per year or more, to pass the "affordability" section of the check)
- No smoking inside the flat please
- Deposit = 5 weeks rent
- Price covers rent only, bills not included (bills are council tax, water, electricity, gas), I can ask the current tenant about average running costs, if you need this information

- You will rent from me (the landlord) directly, so there will be no agencies slowing things down or slow repairs, unwanted charges, or very frequent visits / checks etc!
