Room for rent in shared house available straight away.

This is a room in my home, so you will be sharing the communal space with me (dining room/ table, and lounge with sofa and TV/ Bluray player, which you are free to use). However, I am often away so it is likely you will have the house to yourself for at least half the week. I do have one other room which is currently vacant but I am not planning on renting it as yet.

All bills are included, including electric, gas, water/ sewage, council tax and unlimited broadband.  The house has gas central heating but I don't use the radiators to heat the rooms for the majority of the year, so yours will come with a ceramic air heater that can easily heat quickly on demand and which can be used in communal rooms  if required.

The property has a downstairs bathroom with a mixer shower and bath. You will have your own shelf to store your cleaning products and there is towel rack space you can use as well. 

The kitchen includes an oven; combi-microwave, washing machine and fridge/ freezer in which you'll have shelf and drawer space.  You will also have allocated cupboard space for you to store foods, and it comes fully stocked with all pots, pans, plates, cutlery and anything you will need in order to prepare and cook.

The house is situated in North Portsmouth, with bus stops 5 minutes walk away that will take you both into and off the island to Southsea, Cosham, QA, Havant etc. It is also well-placed for commuting by car, with the M27 junction at Hilsea close by.  Parking on my road is permit restricted so you will not be able to park there for more than 2 hours but Northern Parade (5 minutes walk) is free parking all day.

The room itself is fully furnished with a double bed (including spare sheets etc), and large wardrobe/ drawer storage. It has a table and chair for working, and a TV with Firestick with access to my guest accounts for Disney+, Amazon Prime Video and Netflix.The room also includes a hair dryer, iron and ironing board, and drying rack.

Access to the garden is through the house where there is a locked shed for bike storage if needed.

I don't allow pets although the house may be visited by my girlfriend's dog occasionally. 

I am happy to rent to a single person or a couple and I don't mind guests or friends visiting but this will need fo be requested/  communicated to me beforehand so I am aware if you are going to use communal areas.  I am happy to discuss how this will work in practice if you view the property.
