We are delighted to offer our private 2/3 bedroom semi-detached house for rent.

 

The house is based in Pinxton, which is ideal for Nottingham, Derby, Sheffield and surrounding areas. There is a local shop and post office across the road and further local amenities within easy distance.

 

We are private landlords, and this is our home. We are not commercial landlords just here to make money, we very much see this as our home, and would want any new tenant to treat it as their home too. We will be living locally, so are on hand if you need anything, and will also request regular inspections of the house to ensure it is being maintained.

 

We are looking for a professional couple of small family to live in our home and have as much fun and enjoyment in it as we have.

 

The house compromises of 2 decent size reception rooms,decent kitchen (fitted fridge/freezer, new oven and gas hob) and a utility area which has plumbing for a washing machine.

There is also a decent sized cupboard under the stairs.

 

The upstairs has 2 good sized double bedrooms (we have avery large super king size bed in the master room!) and there is also a 3rdroom, which is listed as a 3rd bedroom, but we currently use it fora dressing room (ladies I’m sure you’d approve!)

 

The bathroom has a shower over the bath.

 

A new boiler was installed last year, and the property alsobenefits from a smart meter, allowing you to keep a track of spending.

 

There is a good sized, securely fenced garden, which hasbeen maintained, and would expect tenants to also maintain the garden to areasonable standard. Also in the garden are 2 out house/storage areas.

 

We would also require landlord reference, work reference and 3 months’ payslips. Please do not apply if you are unable to supply this, and are not happy to have a credit check. £20 referencing fee's may apply.

 

We are looking for a long term tenants only.

 

The property will be available from the end of April/May. Happy to secure a tenancy prior to this with relevant deposits.

 

We are asking for £550 per calendar month. With a deposit of £650 which we will enter into a deposit safety scheme.

 

We do currently have a cat flap in the back door, which we will ensure is in a “locked” position, however we would consider renting to tenants with well-behaved pets, however this will be discussed on an individual basis.

 

I have included some photos of the house currently with allof our furniture in, but also some ones from when we bought it a few years ago,see you can see the space more (but some décor has been changed).
