This 3-bed house is situated right in the heart of Old Marston village.  With one large double bedroom and two small bedrooms it is only suitable for two tenants maximum or a couple with or without young children.  There is a bus service from the village to the centre of Oxford and it is only a 10 minute cycle ride to JR Hospital or 20 minutes to the city centre.  The A40 bypass is just outside the village for access to the Oxford Ring Road or M40 in either direction.  There is off-road parking - see below for details.

The property is offered under an assured shorthold tenancy for a minimum of six months.  The tenant(s) is/are responsible for paying the Council Tax and Water Charges.  Please note that the property will be let unfurnished.  Pets will be considered provided that you can demonstrate that they will be properly cared for, and that they will not be a problem when arranging appointments for property maintenance.

The first floor comprises one double bedroom, two small bedrooms and a small bath / shower / toilet.  The ground floor comprises a hallway opening straight ahead onto a kitchen, with gas hob, electric oven, a dishwasher and a large freestanding fridge/freezer.  The kitchen is open plan and leads onto a bright dining area.  Off this is a utility room where the combi boiler is located together with a washing machine and a condenser drier.  The room leads to a separate toilet and a shower.  The dining area also has an external door leading onto the garden.

Turning left from the hallway is a living room with fireplace, and the fireplace has a functioning flue so can be used for open fires.  Both alcoves either side of the fireplace in this room have built-in cuboards and bookshelves.  The living room opens onto a small conservatory which provides useful extra space.  The conservatory also opens onto the rear garden.

Also off the hallway is a small bright room which could be used as a child's room, an office or a small gym.  It has built-in cupboards and is where the cable internet is connected.  The front garden can accommodate one or two cars, and the driveway an additional car.  There are parking restrictions on the road outside, Monday to Friday.

The rear garden provides an enclosed private space with lawn and flowerbeds, and includes a bench and a small table for the tenants' enjoyment.

The house was refurbished in Spring 2021 and redecorated throughout.  All the carpets were replaced, as was the kitchen floor.  The kitchen was refurbished with new units and a cooker, hob and extractor.  Most of the white goods are two years old or newer.  The central heating was overhauled with new radiators and a combi boiler.  The electrical installation was modernised, and all defects remedied.  The upstairs bathroom was renewed and the ground floor shower room was refurbished at the same time. 


The house is managed by the landlord who is an experienced property manager working in conjunction with local contractors.  All management issues and repairs & servicing are handled directly via the landlord.  The landlord is an accredited landlord in England and a Registered Landlord in Wales.

The property has current gas safety, electrical and chimney flue certificates and an EPC certificate.  The property has been registered with Oxford City Council under their Selective Licensing Scheme and a licence has been applied for (but not yet granted).
