The property falls under council tax band B, with a request for the lodger to contribute 25% depending on circumstances (no extra charge for students). A bit about me: I work for the NHS on weekdays, prefer minimal noise during work hours, and value privacy when working from home. I'm an early riser and retire by 9 p.m.

The room boasts tasteful decor and upholstery for a warm ambiance, and I must mention my adorable cat, Einstein, who loves cuddles. The kitchen features new appliances, including a hob, oven, and spacious fridge freezer, along with a dishwasher, washing machine, and tumble dryer for your convenience.

Entertainment options abound with large TVs, an Xbox, and a Blu-ray player. I'm happy to accommodate any household needs within reason, and a cleaner visits monthly to keep things tidy.
