Furnished, homely room available in a beautiful, welcoming house share. It currently has a single bed in, however, there has been a small double in the room before (turned the other way) - you’ll have to provide it (I can give measurements & remove the single).

The bedroom is obviously private, cosy, recently redecorated with ample storage space under the bed, a wardrobe with hanging space and shelves outside the room and extra storage space in the part-boarded loft.

We’re seeking a likeminded, fun living creative keen on gigs, films, writing, bio products/recycling, cooking, music, painting, gardening, playing cards/games and maybe even go out for a bite to eat or bevy.

We have our own things going on and would prefer the housemate to ideally be out working or at least hybrid.

Sometimes we eat together but mostly, due to different working hours, it ends up being a quick catchup and bit of laughter/ banter/ moral boost in the kitchen in passing.

House is located on a peaceful street within short reach of local shops, cafes, pubs, churches & Horsforth train station taking you into Leeds within 10 minutes or Harrogate/York within 30 mins (good for walks and shops).

Shared areas consist of a kitchen, living/dining room and bathroom with an electric shower, heater & deep bath.

We share the cleaning so place is always neat & clean; or you can pay £50 pm towards others doing your share or outsource. Cleaning is mostly the bathroom few times a week as there are a few of us using it, same with kitchen and hoovering stairs/landing. We do our own rooms. Dusting of cupboards, skirting boards etc once in a while.

There’s also a big garden currently being landscaped so will be great for relaxing, reading, sunbathing, BBQs, campfires etc in the coming weeks and needs maintaining so green fingered housemates would be fab.

Kitchen is equipped with essential gear, new washer drier combi and double oven with hobs.

Bills included in rent: water, gas, elec, internet, tv licence, council tax & general maintenance.

There are steps down to the house currently occupied by two females and one male (he’s moving out at the end of May so the master bedroom with double bed, huge amount of storage and floor space big enough for a desk, chair and TV - see other advert).

We’re a diverse house in many ways and LGTBQ+ and spirituality friendly.

Working towards a permaculture lifestyle, growing own fruit and veg & gathering compost etc. We’ll see how that goes!

The contract will be a house share / lodging agreement for 6 months and rolling thereafter. There is a reference check (paid for by me as per uk leg.) & deposit kept with the DPS for same reason, so once viewed and all happy we can get the ball rolling.

 Pets potentially welcome dependant on training & if other housemates are ok with it. There will be a pet deposit and if I’m totally honest dogs are preferred (as long as you clean up the ****) - this is because they’s usually less potential damage to carpets and doors but we’re not saying no to cats, two of us have had lovely ones in the past.

Sure we’d help out with dog walks and sitting if needed.

Ideally looking for a working professional; mid-late twenties to mid-late thirties but it’s not the be all and end all either.
