My flatmate who has been here for four years has returned to New Zealand. His room is fully furnished, as is the rest of this two-bedroomed flat. Move straight in without having to worry about a thing! This ground floor flat is beautifully presented, and clean and bright. The gardens and communal areas are kept clean and serviced by the owners. You will share with one other person, a woman who works in central London and does the daily commute. She is a neat and tidy person. Although a very close walk to bus and train stations, Sycamore Grove is an offshoot from the main road and is very quiet.

You will share a modern bathroom/ shower, a compact kitchen which has an electric hob, an air flow oven, a 7.5 kg washing machine and a microwave oven. The flat is fully equipped including kitchenware, linen and all other daily necessities for good living. The living room is large and airy. You will have the use of your own fridge and freezer. Broadband is connected. The media package includes Netflix.

This will suit an older person (30+) – a non-smoker - who is prepared to pay for convenience, cleanliness, comfort and quiet, as well as having no need to provide any furniture, linen or household equipment. Everything is provided. Cleaning chores are shared.

New Malden is a great part of London in which to live. Peaceful and safe. New Malden station is a five-minute walk away, with regular trains to London Waterloo and Clapham Junction, as well as Richmond, Shepperton, Surbiton and Twickenham. A bus service to Kingston, Cheam and Sutton is a two-minute walk from the flat. A church and a pub are close by. Local supermarkets include Tesco, Lidl, Waitrose and Aldi. The village boasts several good restaurants.

In addition to the cost of your room (£600.00 per month), you will pay £200.00 a month to a 'shared house account' which covers all payments for power, water, broadband, TV licence, Netflix media package and council taxes. The separate ‘house account’ is carefully monitored and all expenditure is reported in a fully transparent way.

A security deposit equal to 5 weeks’ rent is required.
