Roche is a popular village being within easy reach of all the major Cornish towns, including St Austell, Truro, Bodmin, Newquay and within only a couple of minutes’ drive of the A30 road giving fast and easy access to the west of Cornwall and the rest of the country.
Roche has a well stocked Co-Op store, butchers, general store, newsagents, primary school, doctors’ surgery, post office, pubs and eating places.There is a good bus service and on the outskirts of the village there is a railway station with connections to the main line at Par.
The cottage has a large sitting room/dining room, good sized kitchen with plenty of storage space, three bedrooms and a bathroom with bath and separate shower cubicle. At the front the cottage is accessed through a small front garden leading to the part glazed front door.
