The Bills Included Rent Is £95.00 per person per week and includes all the bills for Gas, Electricity, Water & a Television License. Also included is the cost of a 100MB Virgin Fibre Optic Unlimited Download internet service 

No Damage Deposit is taken, however the last months rent under the contract is paid at the time you sign the tenancy.

All the Bedrooms are their original large unaltered size, are carpeted and have; Double IKEA Mattresses, Metal IKEA Bed Frames ( with built in flexible slat systems to support your nattress and hence your back, of such quality that they are guaranteed for 25 years ), large Desks, Swivel Office Desk Chairs, Guest Chairs, Hanging Units, Chests of Draws, Bookshelves, Bins, Blackout Blinds and Fire detector/Alarm Sounder units.

The Lounge has two Sofas and a three Armchairs, Coffee Tables, shelfing, black out blinds and a Game Friendly LG 50inch Plasma TV with built in Free Satellite Receiver.

There are two Bathrooms, one in the basement and another at first floor level.

There is also an additional W.C. wash basin and mirror next to the main bath roomain bathroom, which also features a hand held bidet spray.

The first floor main Bathroom features a German triple option Hansgroehe Thermostatic Safety Shower over a Bath Tub featuring a rail mounted or handle held shower option as well as an overhead Rain Shower. There is also a Toilet, a hand held Bidet spray, Wash Basin, Mirror,  individual Toiletry Baskets, and individual Toothbrush/toothpaste receptors.

The basement Bathroom has a German Hansgroehe Thermostatic Safety Shower over a non slip base, wash hand basin and mirror.

The Kitchen is equipped with a  Cooker with 2 Electric ovens ( Fan and Non-Fan) and 4 “Flame Safe” Gas Burners, together with a Dishwasher, Overhead Racking, Wall Mounted Dish Drainers, Magnetic Knife Rails, Spot Lights, Black Counter tops and Internal Recycle Bins.

The adjoining Dining Room has Wall Cupboards, Stainless Steel Work Surfaces over Stainless Steel Shelves, a large Dining Table and Chairs, a tall 6 shelf Refrigerator, and a six compartment Freezer, a Zanussi Washing Machine and a Whirlpool Tumble Dryer.

Central Heating The quantity of poluting Natural Gas burnt at the house for heating is reduced by the hightly energy efficent German manufactured Viessmann Boiler

We use known quality branded Appliances such as Bosch and Whirlpool for hardworking machines such as washing machines, dryers as they last and miimises beakdowns.

ACCOMODATION PROVIDER

The  accommodation provider who is a former chartered surveyor, with a property management degree who lives locally, works only to manage and maintain his properties and has an established team of tradesman whom have worked on his five student houses for 15years+, hopefully guaranteeing a prompt and personal service
