This property is very conveniently located next to the University. It has 3 double rooms and one single room. Only the single room is now available. You will be house sharing with 3 post graduates. Rent includes Virgin100 WIFI, water, electrics, gas and garden maintenance.

The house has South facing back which means lots of sun into back of the house most of the day. The single room is on this sunny side. There is a sitting room with sofa and tv, and a lean-to with tumble dryer and racks for airing laundry. The dinning kitchen comes with all appliances including 2 fridges, microwave, hob and oven, toaster and kettle and ample storage space for each tenant. The bathroom is fully tiled and has a bath and shower cubicle. Smoke alarm wired to mains installed at each level. 

Cleaning of the common facilities will be divided into 4 areas of responsibility and can be rotated around. Upon departure, each tenant is only responsible for own room and the area of responsibility in common facilities.

If interested, you will need to submit copy of your student ID, passport and proof of income otherwise details of a guarantor with verifiable address. If accepted, booking fee of £85 will need to be paid, this will be deducted from first month rent. No other fee will be taken. Deposit of one month rent along with first month rent are due from start of the tenancy contract. Deposit will be submitted for protection. Up-to-date safety certificates for Gas and Electrics and also Energy Performance Certificate will be presented along with inventory, payment schedule and tenancy agreement.
