In March 2019 a new oven was installed (£378) along with a marble worktop (£817) and a new induction hob (£579). In August 2019 the ground floor bay window exteriors were made good and painted white (£440) and the loft was insulated (£453). In September 2019 a marble splash back (£432) was added to the area where the new oven and work top are while the dining room and the reception were re-decorated (£616). In September 2019 the ground floor radiators were improved with new valves (£350).  In October 2019 additional render was removed on the Lodge Barn join and a new seal made with a course of tiles while the drain piping on that side was improved (£500). In March 2020 half of the rear wall was re-rendered with partial pargeting (a traditional Suffolk and Essex form of impressing patterns onto render - £1200) and the chimney flashing made good which fixed a roof leak (£100). In April 2020 the newly rendered rear wall with pargetting was painted (£408). In May the newly rendered rear wall was worked on further to bring out more detail so as to substantially preserve the more traditional colour scheme introduced while simultaneously deviating from it to better evoke the divine. It is intended to re-plaster and decorate the other half of the Lodge rear wall in April 2021. In June 2020 the bathroom's old ceiling will be removed and new plasterboard will be put up. This should be plastered in early July and decorated in late July 2020.

The rent is payable four months in advance which means that the first four months rent are required to complete the contract, and thereafter rent is paid periodically and monthly, four months in advance, such that no rent falls due at the back end, in the last months, of the contract term. On the other side of the cash flow equation there is no deposit required. For rent paid eight to eleven months in advance there would be a 1% discount, for rent paid twelve to fifteen months in advance there would be a 2% discount and for payment sixteen or more months in advance a 4% discount.
