Given its size of 27 sqm it is ideally suited for 1 person or a couple, and has so far worked very well for my first tenants (a couple) and the feedback on the property is very positive. Despite its size, the apartment is a good-sized living space as the layout is efficient and smart.
Super central location: 10 minute walk to Elephant & Castle tube station. Yet, despite it's extremely central location it is off a cul-de-sac and therefore quiet and peaceful. The large windows facing south make it a bright and friendly space. Given the location there's obviously a practically limitless selecion of great gyms (olympic sized swimming pool 5 mins away), pubs, bars, nightclubs, restaurants, green spaces and museums within walking distance.
Outside the building there are well maintained communal gardens. Nice flowers and trees surround the building, as well as beautifully maintained private gardens. The property is offered furnished, with a sofa as well as a fold out bed/bookshelf, which is very useful and creates more space when not in use/folded in. All appliances are in good working order and most are just 1 year old: microwave, cooker, washing machine, fridge. Cutlery, plates and glasses are present in the kitchen. The apartment was repainted 1 year ago. There is no lift, but for a younger couple or individual this should be unnoticable.
Dryden Court is a private development with a full-time janitor/caretaker and secure bike storage. The building is well looked after (including waste management) and other flats in the building are owned privately. The communcal parts of the building are clean and well maintained: including the stairwell and plants surrounding the building. The surrounding real estate is ultra high value, attracting people that care for the good maintenance and pleasant atmosphere of their properties and surroundings.
The service charges for maintaining the communal parts are included in the £1,450.00 monthly rent. Hot water and heating are also included in this price. With the combination of the wooden blinds and powerful heating, the apartment can be set to a comfortable temperature all-year round.
