Available for rent, starting 31st August 2022, is a furnished room in a NON-SMOKING shared house in North London (N11).
This single room (approx. 18 sqm) is situated on the second floor. Your room will be for you alone (no couples and no pets) and you will be a non-smoker. You will be sharing a full bathroom with 1 male tenant occupying the room across the corridor. The rent is £480 per calendar month excluding bills. Your deposit is £480 payable at the beginning of the tenancy.
We are looking for non-smokers (male or female), clean, tidy and professionals with excellent references and right to rent in the UK.

The house is on 3 floors, has 3 large rooms and one smaller room, a large fully fitted shared kitchen (with 2 fridge/freezers, an oven, a hob, a dishwasher, a washing machine, a microwave oven, etc...) a large shared lounge, 2 full bathrooms, 1 shared WC/cloakroom on the ground floor, and a shared garden and shed. Free parking is available outside the front door.

The house benefits from very close transport links in and out of London. It is situated under 5 minutes walk from Bounds Green Tube station on the Piccadilly line. Bowes Park Station with National Rail to Cambridge Peterborough and King's Lynn is just 3 minutes walk away and takes you to Moorgate in 20/25 minutes. It is also just a short walk/bus ride to Wood Green/Green Lanes as well as Muswell Hill and Alexandra Palace. If you have missed the last tube home the N91 night bus which originates at Trafalgar Square and stops at Holborn / Euston / St. Pancras / Kings Cross / Caledonian Road drops you off about 50 metres from the front door. If you had a night out in the East End you can get the N243 at Old street or Shoreditch.

Bounds Green is a quiet residential neighbourhood with a few pubs, off-licenses (mini-supermarkets), a pharmacy, post office, stationers, newsagents, Tesco Express, dry cleaners, and a couple of good takeaways all close to the tube station, which is a minute's walk from the house.
The neighbouring tube stop, Wood Green, is at the end of a very busy High Street. There are two multiplex cinemas, a bunch of cafes, busy pubs, restaurants, loads of fashion stores (including a Topshop, Topman, H&M, Primark), large department stores, as well as a rather large mall, the aptly named Shopping City. All of that's only 2 minutes away by tube or 5 minutes by bus. Over weekends it gets as busy as Oxford Street, so it's very convenient to be able to drop in during the week on the way home from work when it's less crowded. In the opposite direction, just up the hill, lies a very trendy upmarket village Broadway with a few good bars and some top restaurants.

If you like getting away from the buzz of the city streets every now and again you don't even have to take a train or a bus from Bounds Green to do so, because Alexandra Park Nature Reserve is a 10 minute walk away. The 4.5 mile Parkland Walk connects the nature reserve to Finsbury Park, so you can stroll or bike along miles of quiet wooded trails without hearing a single car horn and enjoy some stunning views over London within minutes of leaving the house. Hike up the hill through Alexandra Park Nature Reserve and soak up some of the best views over the city while walking in what feels like the countryside, or catch the 102 for a 10 minute bus ride to Muswell Hill, where you'll find loads of bars, restaurants, a very good Everyman cinema and some great (if somewhat pricey) boutiques and charity shops.

Prospective tenants will undergo referencing and credit and renting checks and right to rent check. You will sign a HMO joint assured short-hold tenancy agreement for a minimum of 6 months and the landlord will protect your month deposit with TDS.
