We're seeking a lodger to occupy a spacious double bedroom in our charming two-bedroom family home, complete with a private garden and potential off-street parking (at an additional cost).

The lodger will in fact have the whole house to themselves the majority of the time. As hosts, myself, my partner, and our toddler daughter will use the space for weekend trips to London together or individual evening work commitments.

Available NOW until Summer 2025, this delightful 1960’s mid-terrace house boasts ample natural light and is conveniently situated between Leyton Midland overground and Leytonstone (Central line), offering excellent transport links to central London. Nestled within a tranquil enclave, you'll find a warm and welcoming community of neighbors.

The property features a delightful back garden, a sunlit lounge perfect for relaxation, and recently renovated shared family bathroom and kitchen facilities. The room offers a brand new double bed base, with the option for the lodger to provide their own mattress based on personal preference. Built in wardrobe and small desk with chair are also available.

We're seeking a lodger who is comfortable with occasional interactions with young children and who demonstrates confidence and responsibility in managing a household independently.

Requirements include references from your previous lodgings or tenancy, current employer reference with three months payslips and fulfillment of the ‘right to rent’ ID check. To secure the room we will take a one-month deposit, and one month's rent in advance. Bills (Gas, Council Tax, Electricity, Wifi and Water) are not included and will be split 50/50. The house is in Council Tax band 'C'.
