The flat is very well connected, with Old Street underground station and Hoxton overground station both within 10 minutes' walk, and less than one minute walk onto New North Road, which is a major bus route. 

The flat is situated right between Islington, Angel, Hackney and Shoreditch, with fantastic access to some of London's best cafes, bars, and restaurants. The flat is within walking distance of London Fields/Broadway Market, Victoria Park, and the City of London, and a short walk from the canal, which has great cafes, bars, pubs as well as providing a lovely pocket of nature in the city.
The flat is on the lower ground floor of a converted Georgian townhouse, and has its own front door. It was very recently re-decorated, and has light, bright walls and lovely wooden floors. There is a private courtyard to the back of the flat, and a front courtyard where bikes can be locked up.

The flat is equipped with a 75" OLED TV, Sage coffee machine, PS4, and dishwasher.

The flat is furnished, but we are open to discussion about removing certain items if desired.

We are renting our bedroom because we are moving out of London. The flat is our home and we have put a lot of love and care into it - we are looking for someone who wants to settle down in the area and will enjoy living in the flat. You are welcome to put up your own pictures and change things around to make it your own - we'd even be open to discussing painting, if you wanted a change of colour!

Because we are private landlords there will be no messing around with agency fees etc.

We already have one tenant, who would be your flatmate. He occupies the smaller, single room and is a 24 year old full time pastry chef doing a part time maths degree. He is respectful and quiet, and mostly works evenings. He enjoys board games and playing the accordion (with headphones!) in his spare time.
