Room in a Shared Flat, England, SW12

Lovely spacious double bedroom in Balham (SW12)
£800 a month + around £100 of bills (council tax, broadband and gas & electricity. Water comes every six months)
First payment would be one month rent and one month rent deposit.
The landlord is private and lives in Germany. We communicate quite a lot via WhatsApp and email, and they have been really supportive and proactive in problem solving if something was wrong with the flat.

The flat is two bedrooms on two levels, the bedroom is on the ground floor facing the garden (not ours) and it comes with a new bed, small, table, two wardrobes and a shelves unit. There is space for a desk and chair .Plenty of storage space.

The flat is a 10 minute walk from Balham High Street and both Balham (Northern line and National Rail) or Tooting Bec tube stations. It's also located near a lovely park, shops, pubs and supermarkets. The neighborhood is rather quiet and nice.
The kitchen is provided with cutlery, plates, kettle, microwave, small fridge and plenty of storage. There is one big glass table and a coffee table, as well as two chairs and two sofas in the living room. Also there is a smart TV that you're welcome to use, or you can bring your own one for your bedroom.

I'm ideally looking for a girl in their late 20/ early 30 working professional, tidy, clean and respectful of the spaces.
It's crucial to me that I can communicate with my flatmate and become friends with, so it would be great if we vibe.
Also I need someone I can trust that helps me look after the flat and clean it/take out the trash (one week each). Someone reliable and fun to go to the pub with, have a deep conversation over a glass of wine or just a cosy movie night, but that I ultimately have a connection with and will feel comfortable sharing the communal areas in the flat.
References will be asked priorior moving in and a videocall arranged with the landlord.

Ultimately about amenities WiFi in my name, as well as the water bill. I can provide proof of payment each month on Splitwise. My flatmate will need to set up an account with octopus on her name and provide proof of payment as well. Council tax is paid one month each (and it will be 10 months)

Okay, now that we're done with the technicalities a bit more about me: my name is Martina, I moved to London seven years ago from Italy, been working as a nanny ever since but I'm looking for a change of career this year.
I work part-time, so I'll mostly be home in the mornings.
I'm very tidy and organised and I like to relax when I get home in the evening, so I would say that it's not a party house. But from time to time I enjoy going to the pub, musicals, gigs or comedy shows on the weekend. Just constantly looking for good energy!
