We are looking to find some nice people to live in our lovely 2 double bedroom apartment, fully refurbished to an exceptionally high standard - unlike the average rental, because its been our home we have thought about everything. 

As you enter the apartment you have wooden floor that runs through the ground floor into the kitchen breakfast room / living space. 
To the front there is a double bedroom, fitted carpet, 2 x double wardrobes built into the alcoves, plantation shutters on the bay window, high ceilings, wall mounted radiator. There is a extremely comfy super kingsize bed (if we could take it we would - its the best)
Second bedroom, also has a bay window over looking the small courtyard, we have a kingsize bed in this room and a free standing wardrobe and a wall mounted radiator.

There is a door down to the cellar which has been fully tanked - there we have a washing machine and separate tumble dryer - good head height down there and plenty of storage. 

Off the hall way is a very cleverly designed bathroom with pocket sliding doors for saving space, wall mounted heated towel rail, free standing bath with rail fall shower and extra shower attachments. A wall mounted sink and vanity, toilet and wall mounted mirrored cupboard.  

Opposite it the bathroom is a private courtyard which brings light into the hallway.

Sliding pocket door into the open plan living / kitchen breakfast room - a very stylish and modern fully fitted kitchen, Bosch double oven, induction hob and extractor fan, 1 and a 1/2 sink and mixer taps, built in fridge and freezer, built in dishwasher and on the other side of the breakfast bar is a built in wine fridge. 

There is under floor heating throughout the living and kitchen area which is water based piping (cheap to run) with the area nice and warm in winter and energy bill at c.£110 per month which is surprisingly cheap given the cost of energy increases.

We have a dining table and chairs and and L shaped sofa in the living area which leads to large sliding doors which open to the patio and then astro turfed garden - we will also be leaving our garden furniture and bbq.

The property is a 2 minute walk to 355/137/417 bus on Kings Avenue or a 5 minute walk to all the bus links on Brixton Hill. Clapham North tube station is a 10 minute walk away (along with all the shops/bars on Clapham High Street) with Clapham Common and Brixton stations also walking distance or a short bus ride.

There is a corner store a 2 minute walk away and a Sainsbury local, Tesco express, Anytime Fitness and Snap fitness are all within a 5 minute walking distance.

Abbeville Road with many shops and eateries including a Gails coffee shop and various bars is about a 10 minute walk away along with Clapham Common park which is a short bus ride or 10-15 minute walk away.

We have Lisa who is looking after our property, she will conduct all viewings and manage it for us while we are abroad. Its important to us that our home is well maintained properly.
