My sister and I are moving out due to myself relocating for work. We have a three year contract with Dexters so new tenants will need to take over this (c. 2.5 years left).

As we are looking for people to take over our contract you will need to meet Dexters referencing checks. We are looking for new tenants to rent the entire property - not just one room! If one individual looking to rent the entire property an income of £60,000 would be required.
