Water is around £35, wifi £30 and electricity around £100 per month. In addition, you will also be responsible for paying the council tax. It is under Band C so circa £1500 per annum.
Noise
The development mostly consists of owners and renters and generally, it's fairly quiet except maybe in the summer where people tend to have more parties. It does back on to a railway line so do expect some train noise. It's not terrible but to be expected living in a central location.

Ideal tenants
I am ideally looking for a single tenant or a couple who are respectful and can treat the flat well and can use common sense approach and have a can do attitude. The ideal tenant would be happy to have the flat for their own quiet enjoyment. I have been a landlord for 25 years and I can genuinely say that most tenants have been so lovely and amazing to deal with. I'm happy to provide references if required.
