Separate kitchen/diner and separate bathroom. Light, quiet and secluded. The bathroom has a bath with shower, WC and basin and is approx 1.8m by 2 m with a large window with frosted glass.The kitchen/diner is approx 3 by 3 metres and has cooker, fridge, freezer, washing machine, sink, table, chairs, shelves and work-tops. The water softener and boiler are in cupboards. The main room is approximately 4m by 4m. It has two large east-facing windows There is a cupboard/wardrobe and an alcove for things like a TV. There is a desk, chair, bed and some shelves. The front door opens into a hallway with doors to the bathroom, kitchen/diner and the main room.

The flat is on the top (4th) floor corner of the block. There are 64 steps and no lift so you have to be a bit fit but it is worth it as you get a corner flat with no one above or passing by.  The windows are large and being on the top floor they receive a lot of light.  All windows are double glazed and none are overlooked by other flats. I have rented it out since 2000. It has been easy to let with no void periods. All my tenants have been happy living there.
Mostly my tenants have been single persons. I have had some couples (as is the case now) and it would be fair to say that is a bit of a squeeze but they have been happy there too.

There is gas central heating with radiators in all rooms and the flat is easy to keep warm. The gas boiler delivers a high flow of hot water to the taps and shower. There is a water softener which eliminates scale and provides water that is better than normal for washing self and clothes. It also keeps appliances and bathroom stuff easy to clean. There is filtered drinking water.
 
In addition to the rent there will be the following approximate bills

Lewishan Council tax approx. £100 per month. 25% discount for single occupant
Thames Water and Sewerage £20 per month. Gas and electric less than £50 per month.
Virgin Internet £44 per month.
Salt blocks for the water softener £7 per month. Drinking water filter £50 per year.

The service charge for the maitainance of the grounds and common areas is paid by me.

There is no lift but 64 steps in a communal staircase, . There is parking available but you have to pay for a permit. There is no ground level or separate storage. The flat is in Crossfield Estate which is a good and peaceful community and there are plenty of leafy, grassy open spaces. When built in 1930's it won architectural awards for community housing. It is well located for the City, Docklands, Deptford and Greenwich and the river, shops, transport etc. Please check google maps for details.
