This is a large, first floor one bedroom flat in the London Fields area, with the park just around the corner. It comprises of a large bedroom; open plan kitchen and living room; bathroom and large hallway. It’s a really nice conversion with good quality materials and finishing, large triple glazed windows along its length and dark wood laminate throughout. It is unusually spacious (50sqm) for a one bed. It is also very secure and energy efficient. (I’m waiting for my EPC but as it’s a new build I think it is likely C or D rating*.) There is no built in storage but the hallway is wide enough to accommodate shelving and there is a very large wardrobe in the bedroom (see pictures) which will remain.
The flat is extremely well located for restaurants, pubs, bakeries and shops. It is across the road from Pophams Bakery; a whole food store and a few small restaurants. It is a short walk to Wilton Way or through the park to Broadway Market which is lined with nice bars, more places to eat and good bookshops. There is now something of a famous street market (mix of food; farmers and craft) which takes place every Saturday there too. It’s also a short walk to Wilton Way which has even more eating options. For outdoor swimmers, it is also just around the corner from a London Fields Lido or other fitness options include really good yoga studios; boxing; hiit classes under the railways arches… whatever you want really.
Transport wise your closest stops are either London Fields Overground (7m walk) and then 10m to Liverpool Street or Hackney Central Overground (maybe 10m walk) which is 10m to Stratford and Westfield on way and 10m to Highbury and Islington the other. You are also around the corner from bus stops going towards Bethnal Green Tube (10m).
I have lived in the flat alone since it was converted in 2015 but it would also suit a couple. It’s a lively area but actually the road itself isn’t that busy as cars aren’t allowed down it other than for residents. For single people I can give a bit of flex on the price.
