Location

The road that this house is in is largely residential family homes, so quiet and attractive outlook, not much traffic comes down it, and the area is secure, it’s about a 5 minute walk to Waterloo Rail Station with a 20 minute train into Liverpool centre, or 30 into Southpoty (shortly on the new Merseyrail trains..). It’s approximately 3 minute walk to a bus stop again serving all merseyside locations.   There’s a large number of restaurants and public houses with a 5/10 minute walk. Access to open grassland and the beach and Marina Lake is less than 5 minutes.

The Flat

It’s a very large flat circa 60 square metres, with spacious rooms, located on a middle floor via a staircase, accessed through a common front door, but with entirely self contained area which includes; bathroom, bedroom, living room and kitchen.

The following are currently in the flat:

Bathroom

- Includes a sink, toilet, shower cubicle and a separate bath (shower and bath served by hot water as opposed to a weak electric shower), one double glazed opening window for all year round ventilation

Bedroom

- Double bed, and fitted with clean bedding and pillows (not replaceable), variety of storage including double wardrobe, and white formica dressing tables, several mirrors, large bright windows fitted with heat retaining curtains and nets. A tumble dryer is also in this room, works until it breaks.

Living Room

- Large bright room with bay windows overlooking an attractive road, heat retaining curtains and nets fitted. Storage cabinet, large sofa and chair, dining table (good for home working), and some lighting provided. Electric fire, but unlikely cost effective as central heating radiator in lounge.

Kitchen

- Heating boiler (gas)

- Refrigerator

- Freezer

- Sink with hot and cold

- Electric Cooker with oven and hob

- Other devices and some crockery/cutlery and cooking utensils - enough to cook a meal on night one

- Cleaning cupboard for mop etc. Ironing board.

Overall:

- No admin fees

- Central heating fired from own boiler within the flat, tenant to take on the dual supply of gas and electricity or come to an agreement to pay for bills via the landlord based on units consumed and calculations agreed together, this calculation would also need to include the daily standard charges for both fuel types.

- Carpeted except kitchen.

- An official deposit scheme will be used for the deposit (one month)

- There is a fast broadband supply to the flat and the tenant would need to have this directly connected under their own name and pay for this separately.

- Tenant expected to keep flat clean, and not damage the hallway

- Minimum 6 month contract

- Single professionals only, landlord will meet prior to letting, at the property on a day suitable to both potential tenant and landlord, generally with a weeks notice.

- There is an off road parking area, that would be largely accessible for most of the time, but does not constitute part of the rental agreement

Whilst the flat is clean the furnishings and carpets do have wear and tear and whilst we've kept the walls painted when necessary the decoration is somewhat dated, but all functional, unbroken and functioning.
