The building comprises of 78 flats with a total of 132 bed spaces over 6 floors. All flats have large windows providing lots of natural light and the upper floors in particular have great views of Leicester.

With the property being situated next to the Leicester Train station and just a short walk from both University of Leicester and DeMontfort University, it is the ideal choice for any student. As well as the building being surrounded by an array of shops, bars, restaurants and takeaways, the Highcross shopping Centre and City Centre nightlife is just a 5-10 minute walk.

Each cluster flat comprises of a an open plan kitchen/Lounge area with a fully fitted kitchen including a large fridge freezer, cooker with four ring hob, washer/Dryer and Microwave. Furnishings include sofa(s), Dining table and chairs, Wall mounted TV, rug and coffee table.

Each bedroom is furnished with a small double bed, Large double wardrobe, shelves, Desk with storage drawers, Computer chair and a white board. Each bedroom has its own en-suite bathroom which consists of a large double shower, hand basin, mirror and shelf, heated towel rail and a toilet.

COMMUNAL ROOM
If you enjoy socializing or just like a change of scenery, then you can visit the communal room which is located on the ground floor next to the security/concierge office. The communal room is a large
space where you can chill out with friends on the spacious sofa or other seating, watch some TV, play some table tennis and table football or just use the desk area.

There is a secure fob entry bike store available to use for tenants, as well as additional bike racks in the courtyard for any visitors.

Our tenants safety is our top priority. Abode offers 24 hour on site security and a daytime concierge service. This is great for students who receive a lot of parcels as you will never have to worry about missing a delivery! Our on site security staff are always on site to accept parcels on your behalf as well as ensuring that the building remains secure at all times.

TENANCY LENGTH AND PAYMENTS
The tenancy agreement is for 52 weeks starting 1st July and ending 30th June.
We offer 50% discounted rent for 8 weeks of the summer period (from 1st July - 26th August) for non - occupancy.

Therefore, the rent payable is EQUIVILANT TO 48 WEEKS OF RENT.

If you can provide a UK based Guarantor then you can pay the rent in four instalments as follows:

1st July 2024 - 12 weeks of rent payable with 8 weeks discounted by 50% for non-occupancy (equivalent to 8 weeks of rent)
23rd September 2024 - 16 weeks of rent payable
6th January 2025 - 16 weeks of rent payable
28th April 2025 - 8 weeks of rent payable

If you are UNABLE TO PROVIDE A UK GUARANTOR, THIS IS NOT A PROBLEM - You will simply need to pay your rent in two instalments as follows.

1st June 2024 - 50% of the annual rent payable
1st September 2024 (or on arrival whichever is sooner) - 50% of the annual rent payable
