This is a lovely modern four bedroom house in the fantastic town of Kenilworth in Warwickshire, and is handily situated for easy access to Leamington, Coventry, Warwick University and the A46. It's also very close to Kenilworth Common, which I only discovered recently, but it's great for walking and climbing trees.

The ground floor has a large dining kitchen with modern appliances including a dishwasher, and a separate reception room currently being used as a bedroom. There's also a downstairs lavatory for those times when it's just too much effort to climb the stairs.
On the first floor there's the main living room, with a TV and a couple of sofas. There's also a large table football game, but I can remove that if it's not needed. The main bedroom is also on this floor, with an en suite shower room and lavatory.
At the top there are three further bedrooms and the main family bathroom, with a shower above the bath and another lavatory. One of these bedrooms is a bit small and is currently used for ironing and laundry drying.
Outside the house there's a paved back garden which is great for sitting in when the sun's out, and an allocated off-road parking space. Further parking is available on the road.
Your friendly private landlord Jim lives in Kenilworth, and is always available to discuss and resolve any issues with the property, without having to go through an agency. The tenancy will be for either six or twelve months initially, and will be done with an Assured Shorthold Tenancy agreement. Rent is £1,495 per calendar month payable in advance, with a deposit of £1,000 which will be kept in the government's Deposit Protection Scheme. Unfortunately I'm not allowed to accept students or anyone claiming benefits due to the terms of the mortgage, and smoking or pets are not allowed in the house. Except maybe a fish or something.
