The apartment is unfurnished apart from white goods and four bar stools. White goods include:

There is one parking space available with extra parking available for free in nearby streets, alternatively a parking permit can be purchased from the council. There's bike storage for two bikes in the downstairs cupboard in the apartment. There is additional storage in the downstairs cupboard and the window seats in the living room.

The main stairwell into the Building is accessible only to the four apartments and all the neighbours are lovely. 

Please note this is strictly a NO SMOKING apartment.

Pets considered but limited to one cat or one dog due to a rule in the building beyond my control. Tenants may have a lodger, subject to the Landlord's approval, but this would be a private agreement between the tenant and their lodger and the tenant would still bear sole responsibility for the tenancy and the rent. Happy to discuss any other requirements.

SLDC council tax band B. EPC rated C. Fibre-optic broadband is available (but not included in the rent).

The price is £850 for the whole apartment and the deposit is £980.76 (5 weeks' rent). Bills are not included. It's available from 1st November 2022. Should you wish to take the property, a holding deposit of £196 (one week's rent) will be payable. If the tenant fails a right to rent check or hasn't taken the necessary steps to ensure they can meet the criteria and rent they will be required to pay for the reference.

I'm a reasonable landlord. I didn't charge fees even before they were banned, I'll fix things quickly and I won't charge you for general wear and tear.
