The location:

Hidden behind hedges off Doleham Lane and a ten minute walk to tiny Doleham Station (occasional trains to Ashford and Hastings) but with views over the Brede valley and glimpses of distant Rye in the mist. The property:

The light filled sitting room has two sofas and two armchairs and is huge with a large wood burning stove and lots of bookshelves. Two sets of patio doors lead out on the wooden deck that surrounds the sitting room, so you can find a breeze in the summer on either side of the house while you sit and listen to the birds singing in the apple tree by the kitchen.

The downstairs bathroom has a modern power shower with black slate aqua board and quality tiles.

Upstairs there are three double bedrooms and a single bedroom which could be a dressing room or study. The largest double bedroom is painted blue and has amazing views over the garden and valley. The carpets are plain grey, and the windows have grey blinds. The upstairs bathroom has a full size Victorian clawfoot bath which is marvellous if you like a long soak.

There is an acre of garden with two long beech hedges shaping the view down the valley, and wild roses in the high hedges that surround the property. There is a lot of grass so you can run barefoot in the dew, in the early mornings.
