The location is probably one of Haslemere's best kept secrets, as even descending the track that provides vehicular access to the cottages, one is not aware of the properties until virtually the last moment. It is understood that the cottages were originally built for workers at the Lythe Hill Estate and that No. 4 was the donkey keepers cottage (donkeys pulled the grass mowers), whilst No. 3 was the laundry mistress's cottage. The owners of these cottages have "commoners rights" in the Deeds which allows the owners to pick up fallen wood for their fires free of charge.

No. 4 is approached through a fine entrance porch, shared with No. 3, and comprises accommodation over three floors. The spacious entrance hall features an abundance of fitted storage, a beautiful stone floor and underfloor heating throughout. The rear of the ground floor comprises a useful utility room featuring navy shaker units with belfast sink, under-stairs storage and a stable door leading to the rear garden with views of the fig tree.

Upstairs the first floor landing provides access to the second bedroom with views out to the front of the property where deer are often spotted. Across the landing is the main bathroom with vanity unit, WC, generous walk in shower, free-standing bath, underfloor heating, a heated towel rail and views of the garden.

The property was extended some time ago by a previous architect owner, adding the main reception room, which is a superb vaulted room with roof lights divided into kitchen, sitting and dining areas and has an angled window at the rear to enjoy a fine north westerly view back across the town to the hills beyond. The room benefits having a large inset feature wood burning stove, underfloor heating and integrated ceiling speakers.

A glass fronted staircase leads onto the mezzanine floor spanning the entire width of the large extension. This provides a unique space suitable for a range of uses such as a home office and additional sitting area. Attic storage runs the entire width of the extension, particularly useful for storing suitcases. At the end of the mezzanine is a small landing leading to bedrooms one and three as well as a large storage cupboard.

The light and spacious main bedroom benefits from a range of fitted wardrobes and beautiful views of the treetops to the front of the property, plus a practical en-suite comprising vanity, WC and shower, complete with underfloor heating and heated towel rail. Completing the top floor is bedroom three which also benefits from the fine view of the woodlands.

There is a large garage with electric door, power and light and ample room for storage to the sides and rear whilst still comfortably providing parking for one car. Additional parking is provided on the driveway.

The garden lies entirely to the rear (as the common wraps around the front and side of the property) and comprises a patio from where there are lovely views, beyond which is a lawned area leading onto a further lower grassed area with fruit trees. There is a large timber shed for the use of No. 4 which sits on the common itself.

The cottage is within walking distance of the town's amenities via a footpath which leads down into the bottom of Haste Hill, being approximately one third of a mile from the High Street and just under one mile from the main line station. Needless to say, opportunities such as this are very rare indeed and an early inspection of this charming and wonderfully located home is thoroughly recommended.
