Available for rent is our one bedroom ground floor apartment in The Maltings, Gravesend, a stones throw away from the River and just a 5-10 minute walk into the town centre and to the train station. 

Rental is £1,050pcm, payable monthly in advance, with a 5-week rent deposit (£1,200) required. This will be held in a Govt deposit scheme. 

Available from Thursday 28th March - prefer people to be able to move in straight away once current tenant leaves. 

The flat was fully refurbished in May 2022 and this included a new kitchen, new bathroom (with rain forest shower over the bath), new flooring, new lighting, new Megaflow hot water cylinder (not only energy efficient but massively improves water pressure), new high heat retention storage heater and fully redecorated throughout. 

EPC C (unable to improve further as the recommendations are due to the fabric of the block, not our flat) and an allocated parking space. Car Park is permitted and is patrolled. Fob entry system into the block itself, along with code door entry access, and block has CCTV. This flat has its own little entrance corridor off of the main entrance. 

The flat comes unfurnished. No bills included e.g. you would be responsible for electric, water and council tax as well as your own content insurance and accidental damage. We would cover the ground rent, service charge and landlord contents insurance (except where caused by tenant damage). Freeholder (block owner) insures the building.

Bedroom can fit a double bed and has electric radiator, lounge is double aspect with 3 windows and very large. Some might even want to have this as a large master bedroom and just have sofa and TV in the bedroom as a snug.

- Affordability (confirmation of salary, along with P60 and latest wage slip, or 2 years accounts if self employed. Plus credit  
  report to ensure no adverse credit rating/CCJ pending)
- Benefits (if benefits - everyone will be considered on their merits - I would need confirmation of your max benefit rate and     that council would pay the deposit AND pay rent in advance. A lot only pay in arrears so i would then have a month of 
   mortgage/service charge costs but no rent to cover it)
- References (i would need name and email address of current employer and current landlord to confirm details/suitability)
