My wife, our baby girl, and I reside in the flat. Enjoy premium-quality furniture and equipment that we've purchased and customized for our use! The room features a single-size Air Mattress that can be conveniently folded to maximize space. This tranquil space offers Airbnb's most budget-friendly monthly rate, allowing you to live peacefully, earn, and save.

The fully equipped kitchen boasts modern amenities, including a Bosch WIFI washing machine (for use from 24:00-06:00 only) and an American fridge freezer (please remember to use/eat only your designated food).

The room is adorned with Neon LED lights, WIFI plug extensions, and a video WIFI doorbell. A designated parking space is available, situated next to the London River, with a quick 30-minute commute from Abbey Wood Elizabeth line to London's City.

Access to the flat is keyless, using either a registered fingerprint on the door handle or a 6-digit code for entry. Video WIFI doorbell and 24/7 operational WIFI security cameras inside and outside the flat ensure safety.

The room has a double bed, waterproof cover, 15 TOG hot duvet & cover plus 2 pillows & cover. 15 TOG duvet means you won’t need a heater (electricity cost) in winter or night ;) because the duvet keeps you extremely warm!

Pls note, there’s NOT a Tenancy contract. Instead, there’s reservation rolling-based booking just to avoid legal complications. So every month you can give one month's (30 days) notice and leave at the end of your notice period. During this period you have to allow viewing for other potential new guests otherwise the loss will be taken out of your initial damage/loss deposit.

A couple (second person) reservations is possible with just £200 pm to the price.

Please note the following house rules:

1- No noise after 8 pm: Our baby sleeps at 8 pm, so please avoid activities such as using a hairdryer, playing music, or taking loud showers. Failure to comply may result in the cancellation of your reservation with a one-day notice.

2- **** Electricity cost***** included up to £20 per week (On average the cost is £100 pm in winter & in summer even less) so if you use it fairly, you will not end up paying any surplus. Any surplus will be shared with all guests just to maintain the fair usage policy, For example, electricity bill comes to £30 per week, the £10 will be divided by the number of current guests to pay before the week starts.
So pls try to avoid unnecessary use of electricity for fairness & your pocket!***

3- Water bill: The water bill is included up to £10 per week. Similar to electricity, any surplus will be shared among guests.

For reservations exceeding 2 weeks:

1- Cleaning: Reservations for two weeks or more are considered flat-sharing. Guests are responsible for weekly cleaning tasks, including vacuuming, bathroom, and kitchen cleaning. Failure to comply may result in a £20 charge for cleaning services.

2- Personal Cooking Utensils: For reservations beyond two weeks, guests must bring their cooking pans and pots. Cutlery is provided for communal use.

3- Additional Amenities: The Bosch washing DRYER is available for use from 24:00-06:00 once a week. The American fridge freezer is designated for personal food storage.

**** Electricity cost***** Pls note PRIOR to the week you will pay a share of the electricity cost. Total cost in winter it's between £2-£10 per day in summer should be less. The total cost of electricity will be split by number of people. So far on average guests have paid £10 per person per WEEK for electricity usage as you can see from the reviews.
So pls try to avoid unnecessary use of electricity for fairness & for your pocket!****

***Water bill is about £50 per MONTH depending on your usage, to maintain the fair usage, to be divided by people & paid in ADVANCE ***

No physical Key. Either your fingerprint will be registered on the door handle so you can unlock the door with your finger print or you can use a 6-digit code to unlock the door to enter the flat.

*** No noise after 8pm*** You can not make noise after 8pm because our baby sleeps at 8pm. No noise like hairdryer, music, loud shower or any other loud activity; otherwise we will have to cancel your reservation with just one day notice.***

We will discuss the details and ask what part of the cleaning you like to do during your stay so it is fair to everyone.***
