£800 for a single Double Room let is a concessionary rate while cosmetic work is ongoing within a Fully furnished House, reduced from £850-£895 pcm, and includes capped bills and council tax.  There will be an additional £50 for a couple on the base rate or family unit, this is due to added energy usage and wear and tear within the property. I currently have the main double room but I am not there full time and have alternative accommodation available. (The work ongoing is mostly decor, gardening and the refitting of the bathroom.)

I can let two rooms to a co-habiting couple (one family unit) or siblings. I may consider a single parent with child above 10 years old. This is due to me working from home and living with multiple disabilities. In this instance I will let both rooms for £1400 pcm, again as a concessionary rate while work is ongoing.  The second room will be a larger double room with significantly more space.  

The initial let is for a minimum of 3 months and will be set at 6 months which can be renewed provided the tenancy is going well.  Most people renew without issue.


PROPERTY DESCRIPTION

A spacious 3 bed mid terrace house within EH16, located in a popular residential area with easy transport links to City Centre. Cameron Toll, Kinnaird Park and the Edinburgh Royal Infirmary are all within easy reach of the development. This house has back and front garden with driveway, the is on street communal parking bays. It is fully furnished with modern and coordinated furnishings. It has 3 double rooms, 2 available and will be sharing with me on a part time basis. There is some outstanding work to be done in the property and gardens and this will be arranged in co-operation with occupants with a view to minimum disruption to them.


The room(s) available is(are) spacious double bedrooms with a single fitted wardrobe with hanging rails and shelf. A storage area can be allocated on the upper hall with 2 shelves in it and a lock and hasp have been fitted. The rooms are furnished with a new double bed, hybrid mattress with bedside units and a larger chest of drawers. Each room will have one chair and space for a desk or workstation. One room has recently been decorated with new curtains. The carpets are used but good condition and washable mats provided for the side of each bed. The first room shown is the GREY Room and the second the BLACK Room.

Depending on the occupants, as the second bedroom, I may offer the master room in place of one of the smaller rooms and remove the hall storage space.  The main bedroom of the property is larger than those imaged and has a much larger quadruple fitted wardrobe, with a King size bedframe.

COMMUNAL FACILITIES

A TV will be provided in the communal living area, but set up for streaming only. A no live TV Licence declaration has been filed. If the new tenants want to watch live TV, then they will need to pay for a TV Licence and any TV Package. The broadband package is more than sufficient for home working and live streaming and is currently with Sky. Sky broadband is currently installed and under contract and a TV package could be added, if required. 

The Living Area is a modern open plan living space with fully fitted kitchen, including dishwasher, microwave, toaster, kettle basic dishes etc. Table and chairs are in the living area for dining, The actual dining area is my work area and has patio doors to the back garden. There is also a back door to garden 2 patios and Whirly Pole to be fitted for drying clothes outside; there is a clothes airer which can be situated by the radiator and patio door in the dining area.  

The kitchen is fitted with Oak doors and I am in the process of fitting a new floor covering, almost complete. The upstairs Bathroom has shower over bath and will be shared with occupant of the other room. The bath will be refitted first then the toilet replaced and after this a new floor covering and décor.  I am about to list this job on my builder and would hope it is done in the next month or so.  Time and funds permitting.

The Utility room runs off the kitchen and has a back door to the garden, and visitor toilet down stairs. The Utility room has a washer dryer and an under counter freezer for added food storage.  There is still some flooring to be finished and the freezer unpacked and installed.  A new floor covering, laminate style vinyl planks, and runs from the kitchen through the utility room.  kick plates and some minor cosmetic work is needed in the kitchen, other wise it is fully functional and equipped.

The Living area has two leather sofas, coordinating side tables, and modern neutral decor with laminate flooring and large floor rug. The house is well coordinated in terms of furnishings, the decor will be updated when I have time.  

There is a drive way with small front garden. The back garden has two patios and needs tidied up.
There is a patio seating set to be built once the patio has been jet washed.  

Upon letting of the second room, I will not be living there but a room will be kept for overnight stays and access for work.  The bath is currently stored there.  As a Landlord I reserve the right to appoint a cleaner and bill tenants for cleaning should tenants fail to keep up with cleaning of the communal areas.


TENANT SUITABILITY

I am looking for working tenants and will accept a working person on Universal Credit. This property is not registered as an HMO and under those rules, tenancies are restricted to the maximum of 2 families living in the property. A cohabiting couple counts as 1 family unit, as would siblings. 

I am professionally qualified to Post Graduate and so Ideally I would like someone of similar back ground, but I also have trade qualifications so a trade would also be welcome.   Ideally, I am looking for working tenants but will accept a working person on Universal Credit. This property is not registered as an HMO and under those rules, tenancies are restricted to the maximum of 2 families living in the property. A cohabiting couple counts as 1 family unit, as would siblings.  The room can be rented on a minimum of 1 month at a premium rate otherwise, minimum 3 month let and 6 contract. This can be renewed or extended provided the tenancy is going well. Ideally I am looking for longer term, and have other property in the area.  I will always look to move a good tenant to another property if circumstances change and it becomes more suitable.  For those on Universal Credit please see the option for Carer which would be suitable for a single parent or part time student, someone looking to remain on benefits while preparing to return to work and in need of stability while they do so. Hours are negotiable and there will be no need to keep signing on and the continual job search; the overall income and other benefits are slightly higher with better opportunity.

I work from home, but have a dedicated office in another property, but for several months, I will have an allocated work space within the actual Dining Area and the incoming tenant needs to be comfortable with spiritualism and Psychic Mediumistic Readings (This is not Magick) being done within the property. I am looking for someone of similar educational back ground; but I also have Trade City and Guilds Qualifications so really the person just needs to be grounded, good sense of humour and common sense. Due to my work, I do not feel this let is suitable for young children, especially as I do Art and Crafts and have sensitive studio equipment being set up.  This is for safety of children who may get access to sharp and small objects, office supplies, paint and other artistic chemicals.

CARER OPPORTUNITY

For anyone on Universal Credit, I am looking for a Carer and can offer DWP Carers Allowance which also entitles the recipient to all elements of Universal Credit along with the opportunity to work in paid employment for up to 12 hours per week or part time study. The monthly income is slightly higher than the basic Universal Credit rate and it has the added entitlement to another top up payment from the Scottish Government, no need to keep attending the Job Centre to sign on and do job search activities. Please note everyone's care needs are the same, please do not pre judge the duties needed. The room rental is not dependent on taking the role of carer. Any appointment would be on an initial trial and I would be keen to support someone getting back into paid employment or further education and the carer would not be living with me. 

This role can have a wide variety of duties depending on skills and future plans, but I would suggest it is most suitable for a younger but mature (personality wise) adult or a single parent. Room rental and care duties are not dependent on each other. I have alternative accommodation available or not, and I reiterate, the carer is not required to live with me.

 
VIEWING AND TENENACY REFERENCING

The double rooms are as per below, available in a 3-bed mid terrace house. 

The remaining room will be used for temporary guest or occasional overnight stay for me if working. if only one room is let. Each room has a new double bed and mattress, bedside units, single fitted wardrobe which can have an added drawer unit provided if wanted. The wardrobes have a hanging rail and shelf. A larger 6 drawer Ikea Malm chest of drawers is to be proved when I can get it moved in in to the Black room. A workstation is optional in either room. Each room will be provided with a chair and corner shelves are to be fitted in each room.

The main bedroom, not currently shown, will have a king-size wooden frame bed, quadruple wardrobes, work station and a generally larger floorspace.

I am educated to Post Grad (Professional Managerial Subjects), with additional City and Guilds Trade Qualifications. My income is mainly from property. I also have a uTube channel and I am an amateur part time artist working from home. I have a small dog (Chippoo - Poodle mix) and may consider a tenant with a cat, provided the cat is dog friendly, house trained, and not prone to clawing leather sofas. The main dining area will be a work area for me and a smaller table and chairs is in the large living room for the tenants to use.

I am a professional and Registered Landlord, and as such I am subject to stricter tenancy laws and standards of let than a home owner offering their spare room.  The incoming tenant will be given a Private Residential Tenancy, not an Occupancy Agreement.


ALTERNATIVE ACCOMMODATION

I also have a double room, with locking handle, available with common access to a bathroom, kitchen and separate seating and study area.  It is optional at this stage for the seating and study areas to be allocated as private access for the incoming tenant for an additional amount.  Both rooms have recently been redecorated in grey tones, with recently laid laminate floor.  The flat is a main door ground floor 2 bed flat that still has some upgrading work ongoing within it.  This provides the opportunity for the incoming tenant to rent the double room but have the flat to themselves most of the time. There is also a small patio at the side of the building by the main door that provides and outdoor seating area.   Rent from £865 pcm for a single person; including bills.

The main living area is to be zoned into a larger combined living, study/work and sleep space for another tenant. Until this is done, I will be noted as the other person sharing the property. The bathroom needs a new floor surface and the kitchen is mid refit and almost complete.  The base cabinets have been installed, a new oven and ceramic hob, washer dryer, slimline dishwasher and standard black fridge freezer.  There is also a small dining table and chairs in the kitchen. There is only one upper cabinet still to be fitted and an the cabinet doors.  The original joiner booked completely messed me around with this job.   The main garden is currently overgrown and will be out of bounds until it is landscaped.  This property can be ready for entry by 1 March 24, or when paper work complete.
