The Flat:
The room is a nice size has a double bed, big chest of drawers and cupboard. The walls of the flat are thick and made of stone so no noise gets through and there has never been a complaint from neighbours nor have I ever heard them.

Location & Amenities:
We're situated along the 35 bus route. Plus, 10 minutes away from two gyms: Gym Group at Waverly and Pleasance, lots of cafes and restaurants up the royal mile, including a nice one downstairs. Hollyrood park and Authur's Seat are 5 mins down the road which pretty nice as we're getting into Spring.

Parking:
Available, though there is a fee associated which depends on your car.

Landlord's Requirements: Before applying, please ensure you have the following documentation ready:

1) 3 Months Bank Statements: Show sufficient funds to cover rent and living expenses. Full transaction statements are required for insurance purposes.
2) Proof of Earnings: Provide either a contract of employment or 3 months' pay slips.
3) Two Forms of Identification: One photo ID and one proof of current address.
4) Most Recent Landlord's Contact Details: For reference purposes.
5) Screenshot of 1st Month Rent Payment Transaction: Confirming the bank account from which it was sent (doesn’t have to be your account, but required for insurance documentation).
