Description


The development is a popular residential area with easy links transport links to City Centre. Cameron Toll, Kinnaird Park and the Edinburgh Royal Infirmary are all within easy reach of the development. This is a modern 2nd floor flat. It is fully furnished and decorated to a high standard, with 2 double rooms (One extra large Master Room and one Small Double). The block is within a Managed Factored Development with plenty of on-site parking, communal grounds, bike sheds and security patrols. There is some outstanding work to be done in the flat and this will be arranged in co-operation with occupants. 

The current and vacating resident rents only the main bedroom and is vacating on 25 March 24, after then I am looking to let the whole flat.  The small double is available until they vacate, after that, the whole flat will be available for rent.  I will only accept an incoming tenant looking to take the full flat, unless the room is only needed for a few weeks, even then that will be dependant on my work load.  The rooms have locking handles on them, which will not be changed for the new occupant(s).  Any applicant with small children will need to consider this; but keys will be left for these locks and it is up to the tenant how they manage these.

The current rental assessment for the flat, unfurnished and excluding bills and council tax, is between £1200 and £1540pcm.  The flat is fully furnished with well co-ordinated furnishings and decor.  The flat is furnished to a high standard for rental accommodation.  

MAIN LIVING AREA

The Living Area is a modern open plan living space over looking Arthurs Seat from the patio doors leading out on to a private balcony.  It flows to a fully fitted kitchen, including dishwasher, microwave, toaster, kettle basic dishes etc. Table and chairs are in the kitchen area for dining, 2 additional wooden folding chairs have been provided for guests. Living area has two sofas, coordinating side tables, modern neutral decor. The flat is well coordinated in terms of furnishings. The living area has large patio doors that open on to a 2nd floor balcony. There is a small bistro table and 2 chairs provided, leaving space for more chairs if required. A Washer Dryer is in the small utility cupboard in the hall along with ironing board and iron. The bathroom has shower over bath and mini glass shower screen and shower curtain.

A basic TV has been provided in the living area, but set up with a mini PC for streaming only. A no live TV Licence declaration has been filed. If the new tenants want to watch live TV, then they will need to pay for a TV Licence. The broadband package is more. than sufficient for home working and live streaming and is currently with BT.  BT superfast broadband is currently installed and under contract.  BT was selected so that a TV package could be added, if required. Incoming tenants can decide on how to upgrade the package at their own cost. As the broad band is currently under contract, I will leave this in place free of charge, but this will be removed once the contract is ended, unless the incoming tenant is on a shorter term contract.  The current cost is approx. £32 pcm, which the Landlord will pay for the remainder of the contract; there after the resident will need to get their own broadband contract.

MAIN BEDROOM (Currently Let by Single Working Female working from home and Vacating 25 March 24)

This is a very spacious extra large double bedroom with double fitted wardrobes in an entrance passageway inside the room. The Room has double bed with bedside units and larger chest of drawers. There is also a sitting area with two chairs and nest of tables, even with this, there is enough space for a workstation for study if occupant wants to provide this. The room has recently been decorated with new carpet, curtains, most furnishings are approx. 1 year old. A new carpet and doors have been fitted on the built in, and very large double, double wardrobes, with hanging rails and ceiling height shelf for storage.

The master bedroom is very spacious and can easily accommodate a king size bed, currently furnished with a double bed that leaves sufficient space for another single also in the room or two singles and a work station. 

The large hall cupboard gives ample space for storing the unused beds.



SMALL DOUBLE ROOM

The small double is significantly smaller than main bedroom (Room Dimensions Approx. 3.2 x 2.7m), but if someone wanted this until joined by their family, it may be an option to consider at a negotiable rate for the period the other resident is still in occupancy. This is a compact double bedroom but has sufficient space for sleeping and personal storage with additional storage in the hall. There is currently a number of options in terms of beds. The room shows a large single divan that extends to a king size bed via the trundle. This can be swapped out for a double bed and mattress, but I feel the small double ottoman bed is the best option for this room. A new one has been bought and is still boxed, waiting to be built. A tall narrow drawer unit is to be built and placed by the curtains with the 2 small bedside units removed.

With a double bed there would not be room for a workstation inside the room, unless a side table or laptop table is used. Alternative arrangements can be discussed if a work station is needed, and options are shown in the schedule which can be sent by email. This option includes a bookcase desk that can be sited in the hall and folded away when not in use.


TENANT SUITABILITY

I am looking for working tenants and will accept a working person on Universal Credit. I am looking for a minimum 3 month let and 6 contract, that can then be renewed if the tenancy is going well. So far no one has had an issue extending their contract. For those on Universal Credit please see the option for Carer which would be suitable for a single parent or part time student, someone looking to remain on benefits while preparing to return to work and in need of stability. Hours are negotiable and there will be no need to keep signing on and continual job search activity.  

VIEWING AND VETTING

Initial viewing will be done by myself.  Vetting will include references and a professional credit check. 

For anyone on Universal Credit, I am looking for a Carer and can offer Carers Allowance which also entitles the recipient to all elements of Universal Credit along with the opportunity to work in paid employment for up to 12 hours per week or part time study. The monthly income is also higher than the basic Universal Credit rate. It also attracts another top up payment from the Scottish Government, no need to keep attending the Job Centre. Note everyone's care needs are NOT the same, please do not pre judge the duties needed. The room rental is not dependent on taking the role of carer. Any appointment would be on an initial trial and I would be keen to support someone getting back into paid employment or further education. This may be most suitable for a young adult or a single parent. Room rental and care duties are not dependent on each other.  I have alternative accommodation available or not.


ALTERNATIVE ACCOMMODATION AVAILABLE IN OTHER PROPERTY

I have alternative accommodation available, 2 double rooms within a two bed flat, but this is NOT suitable for professional tenants due to the area.  It would suit students, and those working and on Universal Credit.  One main double room will be available for entry in the next week or so for a rental of between and £800 pcm, including bills.  This could be extended to rent 2 double rooms for one family unit, but entry would then be delayed.

I also need a carer who would get the DWP Carers Allowance that would entitle them to full Housing Support and Council Tax Exemption; allow them to work up to 12 hours in paid employment or study part time.  Care duties would be support in the home and dealing with communication, meal preparation and other duties.  I am a veteran with Complex PTSD and Chronic Pain.  There is currently a Job Specification available on request.

I have potentially 2 rooms available in another flat from Early to Mid March onwards.  Work is ongoing in that property so there will be a concessionary rate and a choice of renting one or two rooms within that property. It is currently vacant but work is ongoing to complete the kitchen, which has been refitted.
