Available from the beginning of May 2024, is my lovely wee maisonette. Ideally situated on Main Street, East Calder, this flat is an absolute delight. It's a spacious, comfortable and unique property with lots of character. It has a real country cottage feel, whilst being well connected to Edinburgh and having lots of local amenities within a short walk. The property is first floor and spread across two floors. It is accessed by one set of external stairs and a stairwell shared with one neighbour. 

The front door leads into the large, uniquely decorated eat-in kitchen, which contains a double gas oven, and 8 ring gas hob framed beautifully by the exposed stone chimney. Just off the kitchen is a utility room where you'll find a large ice dispensing American fridge freezer, washing machine and ample storage. 

Also on the first floor is the bathroom and the living room. The bathroom has a large clawfoot bathtub, and an over bath shower. The living room is bright, yet cosy. The entire room is exposed brick and stonework, which really adds to the country cottage feel. It also has a log burning stove, perfect for long, cosy winter nights. 

The property is spread across two floors, and upstairs there are two double bedrooms. We currently use the small one as our bedroom, and the larger one as a home office. The smaller one is big enough to hold a kingsize bed with nightstands on either side, but would also make an ideal children's room or home office. You can see in the photos our current set up (larger home office, and old set up, larger bedroom).

The larger bedroom is very spacious, with an ample walk in wardrobe space. We currently use the large bedroom as an office/spare room, however in the past used it as our bedroom. It has sliding doors which access the roof terrace, which is an absolute delight during the summer months. It gets sun from around 10am and you can watch the sun set every evening. We have spent many summer afternoons entertaining up here. 

With regards to furnishing, we are flexible. Some of the stuff will be moving with us, however we are flexible and can either provide full, part or unfurnished depending on our new tenants wishes. I understand that the bright and quirky decor may not suit everyone, so I am also open to redecoration with prior agreement (although you mustn't touch the exposed brick or stonework!!).  

East Calder is a delightful little town with a village feel. Within 2 minutes walk is a Tesco, Scotmid, 2 cafes, hairdressers, dentist, doctor surgery and other local amenities. The bus stop with regular buses to Edinburgh (takes 35 mins) is less than 2 mins walk, and Edinburgh Airport is just a 15 minute drive away.There is ample, free on-street parking right outside the flat.  There are many, many beautiful walks to be explored on the doorstep (ideal if you have a dog!!).

This is currently our home, and I have lived here for 3 years, however we are relocating to Glasgow, so looking for someone to take over this lovely little house and call it their home. Ideally, due to the difficulties we have had finding somewhere pet friendly to rent, we would like our new tenants to have a pet. We are looking for a professional couple, two friends sharing, or would consider a small family (the property isn't really big enough for any more than a couple with one child). We would also consider mature students, however a guarantor may be required in this case.
