PRIVATE LANDLORD-no agency fees  A modern newly decorated 3 storey town house (built 2007) for rent on the quiet Chequers estate.  The house has 3 bedrooms, 2 bathrooms - one ensuite to the master bedroom and a further separate toilet.  The house has just been completely decorated.  My previous tenants lived here very happily for over 4 years and left to purchase their own property around the corner.  I have taken the photographs on here myself so there are no wide angle photos!  This does mean that the rooms get cut off in the pictures but at least it means they don't look ten times bigger than they actually are as happens with 'professional' photography!  They are a genuine reflection of the house.

There is an integral garage and a driveway providing off-road parking for one additional car as well as further on street parking outside the property.

Upon entering the house there is a small lobby area with another door leading to the integral garage and stairs to the first floor.  At the top of the first flight of stairs there is the lounge (4.09m x 3.15m), separate toilet and kitchen.  The kitchen is stylish and modern with a gas hob and electric oven with an extractor, there is also a fridge/freezer.  From the kitchen there is a back door out into the rear garden which is very secure and this has a gate for rear access to the property.

The property has full gas central heating and is double glazed throughout.  For additional peace of mind, the property is covered by a British Gas Homecare service which means that any issues with gas heating, hot water, electrical issues or drainage problems receive an engineer call out from British Gas who attend to the problems immediately.  This Homecare cover is paid for by me the landlord giving you, as tenants, the assurance that any issues arising will be dealt with by British Gas qualified people straight away with no delays.  As a landlord, it gives me confidence that the property is maintained at all times by skilled professionals should the need arise.

From the first floor stairs go up to the second floor where there is bedroom one (3.35m x ) and the ensuite shower room with shower, toilet and basin.  Bedroom two (2.84 m x 2.01 m) and bedroom three (2.87 m x 2.03).  There is also the family bathroom with a panel bath, toilet and hand wash basin.  All rooms including the bathrooms and toilet have radiators.

As mentioned, the house has just been completely re-decorated and is ready to be let.

As well as credit references I will require references from your current landlord and an employment reference.  I am happy to rent to families (my previous tenants had young children) and will also allow pets subject to conditions within the tenancy agreement.  No smoking in the house or garage allowed but tenants are free to smoke outside the property in the garden.    I am looking for long term tenants.  If you feel this home may be right for you, please contact me by email or telephone and we can discuss the house further and make arrangements for a viewing of the property if appropriate.  I may consider tenants in receipt of housing benefit  but this would be at an increased rent to cover the additional charges that insurance companies charge landlords to insure the properties rented to tenants in receipt of benefits.  In these circumstances I would also require a guarantor for the rent who would also have to be credit referenced.
