This is a fabulous substantial detached family home (much bigger than it looks) in a popular area of town, close to local amenities. 

There are choices for schools within walking distance, with the town, the Six Form College and The Colchester Institute 15/20 minutes away by bus or car. Here we are on a main bus route for extra convenience, and the mainline railway station is less than 2 miles away. Also within walking distance are pubs, a church, a grocery shop, a petrol station, hairdressers, day nurseries, a chemist, a doctor's surgery and round the corner (15 mins walk) the best fish and chip shop, a small co-op supermarket and other take-aways, if you don't wish to jump in the car to Prettygate's amenities 5 minutes away! Your tour ... Through the left-hand front door, you enter a hallway with the dining room to the right. Both of these rooms have treated floorboards. The dining room has a plate shelf along the top of two walls and is quite large, with another door and a small serving hatch to the kitchen. There is a long radiator under the window and a small gas wall fire to use when the central heating isn't required. It faces towards the front of the house and is a lovely place to be, especially in the late afternoon and evening sunshine. 

Back in the hallway, to the left, are floor-to-ceiling shelves for your books or baskets of belongings, perhaps. Walking straight past the large airing cupboard with pull-out baskets and hanging space, you enter the kitchen. 

The open plan kitchen spans the width of the house, with cream shaker-style range of eye and low-level units and drawers with fitted work surfaces. There is an integrated dishwasher and washing machine, an under-counter fridge, a stainless steel sink and drainer, with a mixer tap. An 'Aga Type' Range provides gas central heating and double oven cooking facilities. However, unlike an Aga it doesn't have to be on all summer for hot water and be hot all the time! Units form an island which overlooks the breakfast area and lounge beyond. Both the kitchen and breakfast area have painted floorboards. The breakfast area (with a radiator) has room for a good-sized round/square table with a pull-down light fitting over it. Currently, there are extra wall cupboards on one wall, but here you could have an American-style fridge-freezer. There is a TV aerial which can also be used as an extra in the lounge area. 

All the rooms from now on in your tour have brand new carpets, which are the same throughout the rooms unless stated otherwise. The house has also been redecorated, so it is all clean and fresh. 

The large spacious lounge is positioned across the length of the back of the original house overlooking the garden through the conservatory. There are two double-finned radiators and two TV aerials allowing for different layouts of furniture. From here there are doors into the conservatory, an extension and into the side hallway. Through large sliding patio doors you leave the lounge into the heated conservatory also is the length of the back of the original house and has deep, shelved storage cupboards to one end. There is provision for a cat-flap to be re-installed. Another large sliding patio door provides access to a small 'deck step area' onto the lawn. 

The extension is accessed from the lounge by glazed French doors. This room perhaps used as a playroom, an office or snug. Double wooden doors lead out into the side driveway. This is behind the wooden gates to the left of the property seen in the main photo. This photo was taken on a really hot day after rain - although it may look blurry, it was evaporation - magical! As you can see from the photo, there is also a side front door. 

Inside, from the lounge and through another door from the kitchen, you enter the back hallway (with a radiator) with the side front door leading to the front. Here you can find the downstairs toilet with a tiled floor and the stairs with a Velux window leading upstairs. The stairs part into two ways, to each end of the house. 

To the front you find three bedrooms and a family bathroom (all with radiators). The family bathroom has shelving, basin, a toilet and a double-ended bath (taps in the middle). Overhead is a separate power shower. The floor here is laminate-style lino. 

Two double bedrooms face the front of the property. One has built-in wardrobes and loft hatch, and the second has a TV aerial and an ensuite shower room with lino flooring. Facing the side of the property, and getting the early morning sun, is a single bedroom with a built-in wardrobe (it also may have a TV aerial) Down the steps and up to the second landing to the back of the property with views over the garden are two slightly larger double bedrooms both with built-in wardrobes. The master bedroom has a small ensuite with a tiled floor, a heated towel rail and a shower cubicle

The property has gas central heating and an immersion option if required. All rooms have double glazing. Outside, to the front, is hardstanding for a small car in front of the dining room window and another, with extra room through the gates. A small motor home can be parked down there.
 

The back garden is quite large facing South East so there is lots of sunshine. It has been designed for easy maintenance, with a small lawn near the house and shrubs at the end of the garden. There is a large pond and beds to plant flowers if you are that way inclined. It backs onto a school playing field and is shielded by trees; pear, cherry, fig and walnut, so reasonably un-overlooked.
