This spacious kid-friendly home is a mid-century gem, crafted with love and style, totally functional and comfortable, with central heating throughout. Bills come to, roughly, £500 pcm, see details below.

It has a large garden with a wildflower meadow, a deck area for relaxed meals and an insulated office garden/summer house with stunning sunset views.

It is located at the edge of the South Downs and near some beautiful woods, yet only a 20-minute bus ride into the centre of buzzing Brighton. Free parking at the front.

Availability

The house would be available from the 15th of August 2024 until the 15th of August 2025. Due to going abroad for a year, we are looking for a family or a maximum of *two* sharers interested in renting the house for 12 months.

The space

As you walk through the door you will see a staircase to your left leading up to the upstairs bedrooms and family bathroom.

Opposite the entrance door are the living room and dining room. Both are ample spaces with plenty of natural light. We have a bio-ethanol burner (that we try not to use much), but that, or candles on top of the burner make it a cosy hang out over winter.

The main bedroom has a double bed and built-in closet space, overlooking the garden. The kid's room is the largest bedroom and has a bunk bed, a built-in wardrobe, and plenty of room to play.

The third bedroom is the smallest in size but big enough for a double bed,  has a built-in wardrobe and a window that faces the rolling hills over the Downs (and the ASDA car park 😉 ). The WiFi router is in this bedroom.

Downstairs you will find the kitchen with all the usual mod-cons: dishwasher, washing machine and induction hob/oven. There is then a corridor that leads to the pantry, where the fridge is located, and on the other side is the downstairs toilet. Overall, there is plenty of storage space.

From the pantry, you can access the outside patio area with stairs to the garden. The garden is on a hill, so it is terraced over two levels. We have a bottom deck with a table and chairs.

On the top deck sits a large insulated garden office (4.5m by 2.7m ) with electricity and Wi-Fi. A beautiful space to work, read, do some yoga, meditate and relax away from the house.

We are trying to keep the garden wildlife-friendly and have a wildflower meadow and nature corridors.

About the neighbourhood

We love it here. The highlight of living in the house is our friendly neighbours. There is a good mix of families and long-term residents. Picture get-togethers in the local green space with kids playing into the night and adults congregating over an improvised fire during the summer months.

Carden Primary is a fantastic local school, and the Old Boat community centre has a load of activities for all ages and a great new playground.

Our personal favourite is to head into Wild Park and take in the views, climb some trees, or cycle into Stanmer Woods and grab a cup/pint of something at the café there.

Regarding groceries, you are not far from all sorts of shops, from independent Fiveways fruits or the plastic-free The Store to the ‘find-it-all’ ASDA superstore.

There is a lovely local café on Woodbourne Road.

Accessibility

There are steps to the entrance of the house and inside the house, so it is not suitable for people who struggle with steps.

The nearest bus stop is about 5 minutes’ walk. And the closest shops are about 20 min walking or 5 min by car.

About you

We are looking for a family or a maximum of two sharers (due to HMO licence requirements), who would value the space and treat it as a home. We think it is best suited to a family (deco in kids' room, bunkbed, etc), but we are open to anyone who would benefit from the space. LGBTQI+ and PoC warmly welcomed.

We want to meet and get to know you before agreeing to the let so that we can establish good communication and mutual understanding of expectations.

We have some flexibility on the exact move-in and move-out dates, and around furniture, so please do get in touch if you have any questions. 

Rent and bills

The rent is £1700 PCM to be paid monthly on an agreed date.

Bills at the moment are:

·       £200 Octopus energy (electricity and gas with smart meter, you would need to cover if you go over)

·       £173 Council Tax

·       £40 Virgin Broadband (just internet)

·       £34 Southern Water

·       £25 Garden bin collection and garden maintenance twice a year (shared with neighbour)

·       £25 Boiler annual service and insurance with British Gas

We would be happy to continue to manage bills and include these bills on top of the rent for a total of £2200. We can discuss this when we meet.
