A Tidy Flat with a Super Sea View and Private Parking - 

As soon as I saw this flat I fell in love with it mainly due to the view of the sea from the window.  Okay, I admit you have to look over houses but believe me it's a whole lot better than looking out at a granite wall or supermarket car park... and just look at that expanse of sky!  Being at the front of the building and on the third floor makes it feel very spacious indeed in this surprisingly quiet area.

It is a tidy flat which is very comfortable and easy to live in.  It was refurbished a few years ago and had a new bathroom suite, new kitchen cupboards, new hob and all sorts of other things were upgraded or replaced.  It comes fully furnished with everything you need to move in.

A solid front door with security entry system leads into the bright communal hallway.  This front door has just been refurbished with new numbers and a new coat of paint. During lockdown some of the residents got together to paint all the walls an amazing bright green and a sunny yellow.  They've made the place look great with chairs downstairs and new pictures on the walls as you go up the stairs.

You'll find number 56 on the third floor.  Put the key in the lock and enter a vestibule with a second door to the hallway.  This 'double door' has the effect of an amazing sound dampening system, not that it's necessary as the place is so quiet anyway.  

In the hallway you will find two cupboards, one with the hot water tank and space for towels and bedding and the other with the electricity meter, coat hooks, more storage space and a hoover.

Enter the  living area by another solid door and you will see it has a double sofa and a chair, a coffee table and a corner TV console.  There is also a narrow table along the back wall which is very handy for putting down your car keys and laptop when you come in from work.

This area is separated from the sleeping space by an extremely useful open shelving unit with several storage baskets.

The sleeping space has a double bed with a side table and a spacious double mirrored wardrobe with some shelves for your shoes.

The kitchen has plenty of cupboard storage space, an electric fan oven, ceramic hob with an extractor fan, a washing machine and a fridge.  All the crockery and cutlery you could ever need is provided too. I'll even leave you a supply of cleaning materials and bin bags.

The bathroom has a contemporary white bath with a shower overhead, the usual loo and washbasin and a heated towel rail.

The building overlooks a grassy area with lovely rowan trees to the front and rear.  As part of the recent redecoration the space where the bins are has had a bit of nice fencing put up to hide it.  Some residents use the back area of grass as a drying green.  This block is very well maintained.  Unusually for most Aberdeen blocks of flats there is an informal group who are keen to keep the place looking good.  A guy comes to cut the grass to keep it all neat and tidy out there too... you don't have to pay for any of this as the Landlord covers this cost. 

Many flats in Aberdeen have on street parking where you have to buy a ticket from the Council and compete to find a space near your home, here there is ample parking space beside the building so no stress finding a space and it's free!

All double glazed and with electric central heating and the required smoke and heat alarms installed.

The nearest big supermarket is Asda which is about ten minutes away and there is a huge Tesco on the Parkway.  M&S, B&Q and Costa are just down the road and the bus stop is across the car park.

This flat would suit a nice quiet tidy person as the other residents are long term and like it that way!
