General Description

A lovely Grade 2 listed mid terraced stone property available to rent Fully Furnished.  The house is available to rent from September 2023, however, because there is a requirement to work around University term dates, tenants are required to vacate the property during the following periods:-

20th Dec 2023 - 5th Jan 2024

Sunday 29th June 2024 - Sunday 7th July

Saturday 10th August - Sunday 17th August.

The house is believed to have been constructed in 1690, and is a very lived in, rustic, character property.  It is a lovely family home and will very much appeal anyone looking for good family accommodation in a prime location.  This charming property was originally 2 weavers cottages and is now a large family house set in an idyllic location. The house is laid out over 3 floors. The ground floor will keep you warm and cosy, with a lovely cream Aga in the kitchen and a toasty Morso squirrel Wood burner in the snug.

The ground floor also comprises of a walk in pantry, utility room, shower, WC, washing machine and storage area. The first floor has a lovely large reception/play room with TV. There is also a large double bedroom on this floor.  The second floor has two further double bedrooms with a beautiful roll top bath situated in the larger of the two rooms. This room has wonderful views of the town centre and the White Horse in the distance. There is also a second bathroom with a shower and WC.  The house  sits on the highly desirable Hillside area overlooking Bradford on Avon's pretty market town, which is 5 miles East of Bath. The property benefits from private parking nearby, a private garden with a stone shed.

A mere 3 minute walk down the hill to Bradford on Avon high street (a bit longer on the way back up!) gives access to many bars, restaurants, coffee shops, a 25m Public Swimming Pool, Railway station, Library, River Avon, Kennet and Avon Canal, and many heritage buildings including a Saxon Church and lovely Tithe Barn area and we are situated on the edge of the Cotswolds Area of Outstanding Natural Beauty.

Situated 5 miles East of Bath it is possible to drive to Bath in 15 mins, or take the train from Bradford on Avon Station to Bath Spa in around 12 min. If commuting to London it is possible to go to London Paddington via Bath Spa or there is a direct service to Waterloo. A lovely cycle into Bath along the canal will take approx 1 hour, and if walking about 3 hours. The town is serviced by regular local buses to many Wiltshire Towns.

GROUND FLOOR (8m x 12m approx)
The property is accessed via a public pathway from the private car park, leading to a small set of stone steps. On entering the property a wonderful and artisan spacious kitchen with Aga is found to the right of the entrance hallway, while to the left  there is a cosy snug area with working woodburner and oak flooring.

To the rear of the property lies a utility room containing a further shower area, toilet, sink, and washing machine. There is also room for further storage to the left hand side, where a Valiant gas boiler provides hot water and central heating to upper floors.

Kitchen (4.9m x 5.1m)

The kitchen has a decidedly rustic feel with a "shabby chic" worn concrete floor, handmade wooden kitchen units, and a Cream gas fired AGA making it a delight to snuggle down on the 3 seater sofa in the winter months. A reclaimed pine table sits in the middle of the kitchen.

There is a Bosch Fridge, but the manual option is required when it comes to washing the dishes! Leading off from the kitchen towards the rear, is a...

Larder/Storage Cupboard (1.6m x 1.7m)
The larder unit houses the Bosch Freezer unit and has plentiful shelves and storage for provisions and lesser used kitchen items.

Snug (4.9m x 2.8m widest point, 2.2m narrowest)
This is another favourite for the winter months as the focal piece is the very efficient multi fuel (wood and coal) Morso Squirrel woodburning stove, which will have you toasty in no time. Once you have sat down in either the single armchair or the 2 seat sofa in front of the woodburner, that is you for the evening, you are going nowhere...

Utility Shower room (1.58m x3.7m)
The utility has a large shower area, with waterproof flooring.

A toilet, and sink unit offer the convenience of a downstairs facility, and wall cupboards situated above the Miele Washing Machine offer further storage for cleaning items.

Storage/Boot room (1.5m x 3.4m)
An area is available opposite the utility to change out of any muddy or wet items and hang them up on the wooden coatrack, and sit down whilst removing muddy footwear! There is a further storage cupboard which houses the Vailant Gas boiler .

Entrance Hallway (6m x 1.4m)
A generous width entrance hallway has coathooks on either side and there is understair storage which currently also houses a Miele Vacuum Cleaner.

MIDDLE FLOOR (5M X 9.6M)

Living Room (5m x 6 m)
The living room is a perfect area for entertaining or simply relaxing on the large L shaped sofa bed whilst watching Netflix on or just regular TV. This leads through 2 double doors to Bedroom 2 which can be fully opened to enjoy as one very large living area should it be required.  Wifi Included.

Bedroom 2 (5m x 3.6m)
Double doors leading from the living room open into a wonderful generous bedroom space with built in wardrobe which offer a very decent amount of storage, and there is open shelving for books or display either side. A large double bed dominates in the centre of the room, with lovely views across Bradford on Avon.

TOP FLOOR (5m x 9.6m)

Shower Room/Toilet (1.8m x 2.3m)
A clean and simplistic look best describes the upstairs shower room which has a Grohe shower dual head in its enclosed cubicle. The toilet is a back to wall unit.

Bedroom 1  (5.3m x 4.3m)
This is a large bedroom which benefits from a having a Roll top bath to one side. From the bath, it is possible to look across to the Eastern side of the town and enjoy the suns rays early in the morning, there is also the added benefit of built in wardrobes giving a large area for storage.

Bedroom 3 (4.3m x 2.9m). A lovely bedroom with a small double bed and built wardrobes, which allow for a good amount of clothes storage.
