Room in a Shared House, Newtown Road, TN24

A large double room with a super king size bed and plenty of storage space is available in a 3 bedroom house. I m looking for a tenant to occupy the master bedroom and share the house with the other owner while I ll be travelling for work.
The property is 7 min walking distance from Ashford designer outlet and 13 min from Ashford International train station with easy commute to London in 38 min on high speed train and easy access to many Kent towns and City like Broadstairs, Whitstable or the vibrant Canterbury that is just 15 min by train. 
The property has a garden, is on 3 floors and has 3 bathrooms. The room is on the first floor and the tenant will have private use of the main bathroom on the same floor. 
I m looking for a single occupant. The tenant can be a smoker but shouldn't be smoking in the room, smoking can be done in the garden or living room by an open window.     
There is also a single room in the house that can be use as a studio if you need to study or work from home. The room is fully furnished and I can provide towels, bed sheets and blankets. 
I own 2 cats so the ideal tenants must be an animal lover and unfortunately cannot bring any pets; they will also be willing to help looking after the cats in the event of the owner having to go away. 
The tenants will share use of the kitchen that has a fridge freezer, washing machine and dishwasher and the living room.
Must be very tidy, organize and respectful of the property, we expect food to be prepared and consumed in communal areas and not in the bedroom.
The tenant will have access to Internet, sky TV, Netflix and Prime video (purchased on these platforms will not be allowed) and is welcome to watch the vast collection of movies available in the house.
All bills are included.
