Aberlady is a charming conservation village in a delightful setting on the Southern Shores of the Firth of Forth. The village has a village shop, a good primary school and a lovely church. The village is in the catchment for secondary schooling at North Berwick high or for private schools there is a bus from Haddington to Belhaven and I think to Loretto.

Aberlady Bay is renowned for its nature reserve, with amazing bird life including many thousands of over-wintering geese. There's a lovely bird watching centre that has great art exhibitions. There are also amazing golf courses in the area including Craigielaw, Kilspindie, Longniddry, Archerfield, Luffness, Gullane and Muirfield. The property is near the Lammermuir Hills for more outdoor activities.

Note regarding EPC. The EPC is pretty well redundant as when it was done there was no boiler and since then the property has had a new boiler installed, further insulation and draft excluders. A new EPC will be done later this year

The house is in very good decorative order. 

There are plans to renovate the coach house next door so if that happens rent will be £2600 while renovations take place
