The house comprises a large kitchen with living room downstairs. Upstairs there are two bedrooms and the bathroom. There is an enclosed courtyard behind but with no back access. There is ample parking on the road outside.
The house is gas and electrically certified and is fitted with hard wired smoke and battery carbon monoxide alarms.
RENT & DEPOSIT
The rent is £650 a month, payable in advance. This is equivalent to £150 a week and £600 every four weeks.
The security deposit is £550. This will be invested in the Government scheme with TDS (Tenancy Deposit Services) I will ask you for a holding deposit of £100 if you like the house. That holding deposit will form part of the security deposit. If you cannot sign a contract by a date I agree with you, or you provide false information, you will lose this holding deposit.
THE CONTRACT
The contract is a six month standard occupation contract as written by the Welsh Assembly Government. It may be continued after the initial six months.
You will be responsible for all bills associated with the house including council tax, utilities, phone & broadband etc.
THE GUARANTOR
I will ask you to provide a guarantor. That person will be responsible for paying the rent, if you are not in a position to do so, and will be responsible for any repair should you damage the property. Please note, to protect you, I will take a full property inventory prior which will be done by an independent company.
The guarantor must EITHER be working full time on a non zero hours contract on a PAYE basis either in a professional or managerial capacity (not self employed) OR be a home owner.
If your nominated guarantor does not sign as a guarantor, you will lose the holding deposit.
